看到一个房子
(list price-county appraisal value)/list price=13%
不知道下个offer等于appraisal value有戏不？
另外，这个special offer其实一直都在，但是改动好像是刚做的，不知道为啥加了这
个：
HomePath property sale must close on or before December 31, 2010 and close
within 60 days of offer acceptance |

appraisal是根据周围成交价算的, 现在going down trend, 一般offer至少<
appraisal * 90%.
有耐心的在附近多找一找好了, 除非这个区的transaction很少..

这个是closing cost的 3.5%吧, 貌似没啥意思啊.

发帖数: 36306 | 4 这个。。。。。list price就已经比county appraisal高了>10%了阿，我觉得那个
appraisal价格也比较考普了。另外closing cost在我们这里差不多真的能到3%左右，
所以如果房利美出这个钱应该还不错吧？

不过现在的market, 跟seller or agent要个50% of closing cost rebate不算难.
可能你买的区, 人少, 区好, 成交量不大, 一般这样的区list都偏高.

发帖数: 36306 | 6 那个区其实学区一般，但是区不大，人群比较单一，不是退休的就是附近几个大公司的
，也没有挨着不好的区。这个要closing cost rebate。。。。我还没听说过。现在有
个agent要做我的buyer agent，我按网上说的问了他行业经验还有一些样本文件，他让
我签协议，我还没跟他提rebate。。。

,500 bonus for selling agents on HomePath properties through December 31,
2010.
Buyers and selling agents must meet the following qualifications to be
eligible for the incentive:
* HomePath property sale must close on or before December 31, 2010 and
close within 60 days of offer acceptance
* Only owner occupants purchasing a HomePath property will receive up to
3.5% in closing cost assistance
* Only selling agents representing owner occupants purchasing a HomePath
property will receive a $1,500 bonus. To be eligible for the agent’s bonus
, the initial offer must be submitted on or after September 23, close within
60 days of offer acceptance and close on or before December 31, 2010. No

成的.
如果你自己有有效的找房手段, 没必要找buyer agent.

发帖数: 36306 | 9 我自己没有找房手段啊，也就能查点信息，看房子还得跟list agent联系，而有的list
上根本不写清楚list agent是谁，网上到处查的email地址发过去也不见得能找到人。
不过目前我还没看到几个让我迫切的马上要去看的房子就是了。倒是另一个跟你讨论的
帖子说的那个房子我门外看过，觉得还可以。

发帖数: 36306 | 11 不是说county有一个，银行还会自己搞一个吗？不过现在的情况是，芳丽美找的agent
写的是，county appraisal是xxxK，比county网上的高了几万块钱，然后查county的记
录，看起来原来的owner今年可能跟county dispute过。
