发帖数: 884 | 1 前房主过去几年都没交HOA FEE，一共1200。我们刚买这个房子三个月，是SFH，HOA
FEE 每年400。当初CLOSE 的时候，ESCROW 说卖主没有提供任何关于HOA 的信息，他们
也不能LOCATE THE HOA，然后就让我们CLOSE 了。我们的PURCHASE AGREEMENT里有写卖
主负责以前的费用。我们刚CLOSE的时候，HOA曾联系我们，才知道欠钱的事。问了
ESCROW，他们的意思这是SELLER和HOA之间的事，我们不用管。我们就让HOA 直接和
SELLER要钱，现在估计是要不到了，HOA又说我们作为CURRENT OWNER，要付这笔钱。我
们觉得怎么也不该我们来付，现在应该怎么办才能让HOA不来烦我们呢？不理HOA，还是
和让他们和ESCROW联系再说？ |

发帖数: 618 | 2 Did you buy the premium title insurance? If you did, then refer the HOA to
the title insurance company.
If you did not buy the title insurance, then the title company is liable.
The title company must contact the HOA to clear the dues before this deal
can be closed. This is why you need to pay title search and title
examination. Sometimes, the title company can say that because it is not a
recorded lien so it is not responsible for this lien. At least, this is not
professional.

basic, then the title insurance company will not pay for you as this is not
a recorded lien. If premium, then the title insurance will have to pay for
you.

title insurance company的要求，我们付了３００多买的lender's policy，seller付
了６００多买的owner's policy，这个是不是就是premium？

Basic title insurance doesn't cover much at all. This is why I always
recommend my clients to buy premium title insurance, especially in short
sale or REO situation.
