哎呀，REFIANCE 在总体上并不一定合算是不是。
Current mortgage: Premium and interest break down to each month: $1012,
30 year fixed rate 5.75
Paid already 1012*55 (months)=55660. Still Need to pay =1012*(360-55)=
308660
Proposed mortgage: interest break down to each month: $743, 30 year fixed
rate 3.25
Then need to pay=743*360=267480, Considering I already paid for 55 months,
so at the end of mortgage I will pay the total=55660+267480=323140
If doing refinance as proposed I will pay more (323140-308660)=14480
如果做REFINANCE， 在总数上（三十年中）我要多付出14000（30年后的现金）。
再考虑通货膨胀，现在每个月要少付300元。现在的每月300元能顶30年后的多少钱？3
倍？如果这样我今后四年省下300*55*3＝66600 （相当于30年后的现金）那还是
REFINANCE 合算。不过我家房子现在的价格是20年前的一点没长，所以这个通膨胀很难

然后付房子利息可以减税。”A home mortgage interest deduction allows

of interest” . 就是说付多少MORGAGE INTEREST 给贷款银行， 年末的时候IRS 都还
给你？那还纠结啥呢？ 不用做了就是.
