mortgages per SSN, so husband/wife may own up to 20 mortgages, which
translate into 20-30 units.
this is the 1st bottleneck all small landlords must face, how to break thru
that? creative financing by seller carry back is one way..
this project, 13 units, all duplexes, purchase price 425k, 7%, 5 year term
with extensions, amortized over 20 years, out of pocket 42k + 23k in
renovations.
12 month after closing, we are collecting $7000 on avg, vs $4900 previous
owner did.
now 8 years into operation, accessed value is 630k
