it. They are The Charter School Fund.
For xxx to purchase the building, we need $14,000,000 which would be 100% of
the appraised value of the Student Apartments.
We are looking to find an investor to loan the money directly to xxx. The
investor would have the security of the property. We are looking for a term
of 25 years at 5-6 percent interest. We would also have the loan due in Five
years which at that time ILTexas would qualify for a state Education Agency
Bond Guarantee fund which would allow us to purchase the loan then (2019)
at about 4%.
Option A would be the investor loaning us 100% of the $14,000,000 X 25 years
X 5-6%
Option B would be the investor loaning us 20% of the $14,000,000 = $2,800,
000 X 25 years X 5-6% [RMB 16,800,000].
Or other options as well.

NNN commercial properties can easily beat that.

land to build 4-5000 sf office. Budget 600k. land cost about 100k.

Besides the building costs (and time), you need to consider vacancy period,
tenant improvement cost, and leasing commission.

使用。当然这个看起来收益不大,不过风险看起来也不大。请指点!以下的office 是
