Do homework first to find out the selling price in your area. You can't
depend on your agent to do this job. We asked our agent to give all the
asking and selling prices in our area in the past 5 years, did a through
analysis on the price trend and others. Then show our analysis to her and
made our own decision.
Our experience is if the listing price is reasonable, cut too much only will
hurt yourself since you will leave a bad impression to the owner. If the
listing price is too high, we even didn't make offers. In this case, the
seller either (1) need some time to find out what's going on in the market;
or (2)they are just testing the water since they are not in hurry. So we
just went away if we feel it is over-priced. | i*******9
