I want to do this intending to save 2-3% of commision from the buyer's agent
through lowering the selling price.
But I talked to one seller agent, she said since the seller agent already
signed contract with the seller stating there's 5% commission.
If there is buyer agent, 2 agents will split the commission;
If the buyer does not have an agent, all 5% goes to the seller agent.
My question is:
is this kind of contract the most common one?
if this is the case, I could not buy from a seller who has agent
representation
why the contract btw the seller and his agent covers the commission related
to both sides?
can it just cover the commission to the seller's agent only?
I used to try to sell my house before, and did not remember the contract btw
me and my agent covered all. |

seller agent的。It's called “the commission to sell the house".
然后seller是不会去管agent 怎么和buyer agent 分这个5%的commission。通常来讲，
是seller agent和 buyer agent 对分,各得2.5%。但是怎么分是seller agent 说的算
。如果房子特别好或者market特别好，seller agent 可以拿3%，只给buyer agent 2%.
所以无论你有或没有buyer agent，5%都是seller一定要付出来的，而且是永远是
seller agent 或者seller+buyer agents的,从seller的角度来讲没有任何区别。所以
seller也就不会因为你没有buyer agent而给你降价的。 |

那看来如果要DIY买房
只能直接从OWNER来买
如果房子上市是OWNER雇佣了AGENT
那么如果我自己直接联系上OWNER
有可能甩掉AGENT
两家自己买卖吗？
我记得当初我试图卖房
AGENT和我说，
我可以自己也同时卖
如果我卖出去了
和他无关
不知道一般签的合同里
会不会有类似条款：
“在签了合同的XX时间里，
房子如果卖出去，必须付给此AGENT此比例COMMISSION”之类
如果是这样
那么DIY就彻底没戏了
除非是从极少数sale by owner手里买
但是我怕看了一下
SALE BY OWNER的房子还是太少了

credit，比如gift一些furniture，这个就看怎么谈了。还要看seller和他的agent是不
是有其他条款，还是fixed percentage.自己买一定要选好律师。其实大部分情况下上
选个好的buyer agent是不亏的，除非你自己对这个过程。很有经验 |

没感觉到AGENT有多么重要作用
关于律师
我认为无非就是帮调查一下DEED的准确性
这不是所有律师都能干的?
有什么好坏而言？
况且也可以找同事朋友REFER一下。
我没有说我自己和SELLER AGENT分钱
这当然是不合法的
除非我自己是AGENT
我只是说是否在没有BUYER AGENT的情况下
SELLER AGENT愿意只得到一半的COMMISSION
以此来省钱
别人的旧家具
我还没兴趣做成CREDIT的

买房子不要专门去找bargain,限制了房源。找到喜欢的最重要。
其实买的时候一两万的区别，换成房贷以后每月的差别非常小。
你不要seller agent,那你怎么看到他们内部MLS上的房子呢？
