basic idea is if county assessed value is more than 1/3 of fair market value
, you can file appeal.
therefore, you calculate fair market value (3 recent comparables within same
subdivision),
then using fair market value / 3 = fair assessed value. if your assessed
value on property tax bill is more than fair assessed value, you can file.
best evidence is your recent appraisal ( within 3 months). The appraised
value can be best proof of fair market value. |
