ARM 买点,每次rate adjustment的时候,买的点儿怎么算? |
c**m 发帖数: 1457 | 2 By default, the points mostly impact the first fixed period only. Afterward,
the rate is changed according to LIBOR index plus margin that the lender
gives to you upfront as long as it's within the caps. The only way that the
points you buy may impact long term is that when the rate rises to above
caps, then the points will count as well.
For example for 5/1 ARM with 2/2/5 Cap, if you don't buy points, rate starts
at 3.0%, then the maximum rate could not be over 8%. But if you buy points
to drop initial rate to 2.5%. Then the life time rate can't go beyond 7.5%.
I would not recommend to buy points for ARM in general. Only some special
case might worth it. |

更有利。
