on College Point, Fei Long on 8th Ave all did really well.

. Commercial leasing can run $8-15/sq ft. I know someone purchased a 16,000
sq ft warehouse for 800K ten years ago, now it's worth 2M+

complex with underground parking, warehouse, freight loading docks and 8-
store commercial showrooms. This developer came over and we sat down with a
few property owners and local politicians, everyone liked the idea, but NYC
bureaucracy killed everything. It's a huge deal when it comes to land merge
and re-zoning, especially merge public roads into the complex.

The Chinese developer totally underestimated the political resources this
project required. He thought as long as it could create jobs and make the
local politicians look good, they should be able to push the deal through.
But a deal like this, it has to go through the city council which is full of
useless Democrat assholes, they even blocked a Bloomberg deal last year
that was to turn a vacant government land in the Bronx into a shopping
center, and over 200 jobs can be created, but the city council members
thought the project would only benefit the rich not the poor. Therefore, the
land is vacant and covered in weeds now.
Realistically, buying connected properties next to each others on a deadened
street and file for land merge for condo development had been a very
popular model for Chinese real estate developers in Queens. All you need is
enough Benjamins to acquire land. When you get a chance, go check out a
condo property on Cherry Ave close to Main and the Botanical Garden, that
project is executed exactly in the way I described.

Talking about political power and influence, there are only two Chinese
Americans in the city council now, out of 51 seats. It will take another 2-3
generations for Asian Americans to be fully represented. I remember John
Liu gave a speech at my high school commencement and encouraged Students to
pursue politics. He was just elected as the city council back then. Pretty
big deal.
I indirectly benefit from one of the two city unions. So I understand why
Democrats do what they do. There are no permanent friends or enemies, but
permanent benefits. | t**********3 发帖数: 12623 | 14 Traditionally, Asian immigrants are more entrepreneurial than political,
most people don't understand and care about American politics, and they don'
t attempt to be involved so much, they don't even go to voting booths. Both
John Liu and Grace Meng's political paths got trampled by scandals. I don't
think Liu stands much chance against Weiner and Quinn. Meng is pretty much
over for because of her father's corruption scandle. Peter Koo is a decent
guy, but he doesn't present himself very well during state Senate campaign.
New York is an odd place, you can be a complete asshole, but as long as you'
re a character, people will vote for you, for example Weiner, he is leading
the mayoral race.

the right thing, although he is not friendly with city unions. Thompson
hooked up with UFT this year, let's see how far he can go. He is a joke and
lost to Bloomberg badly last time. |
