有通过。具体可以做什么样的improvement要看当地规定，可能需要permit，肯定会比
非wetland的房子麻
烦，但多数情况下是可以做的。 |

有的wetland真的很妖娆，是Positive的。而且Wetland和Flooding zone又不是一回事
儿。
但是如果加建的话，或者推倒重建，就有诸多限制，和reservation committee是牵扯
不清的。

膊着会不会对那些鬼魂们不敬呢？于是我又把衣服穿上。可是马上又觉得热， 那天出
门前查了温度是68F的，不知道为什么会觉得那么热， 过了几分钟实在是受不了了还是
又把衣服脱了。我就在这片wetland里很开心的玩了一个多小时，然后摘了几个青核桃
就回hotel了。晚上吃饭然后去超市买零食心情都不错。

发帖数: 146 | 16 看中的一房子(房龄快30年)位于wetland,大概在网上google了一下, wetland好像也不
是啥大问题, 它的前后草坪(一般的草坪), 看起来青葱翠绿, 但一踩上前草坪, 才发现
有水积著(不踩上去的话, 就算近看, 也不会察觉有点muddy, 但一踩上, 挺muddy的 ),
后草坪相对乾一点, 那几天也没下雨, 而在前草坪前头, 有几棵不大的树, 树前有条
非常小的standing stream(其实就是条小水沟)...
我这本来发表在家居版, 后来看到这版, 就来这请教一下, 因为我有问题的不是房子本
身, 而是草坪
我的问题是, 如果长年这么积著水的草坪, 是不是就不会看起来这么青葱翠绿, 而是会
有点苔癣moss什么的, 甚至老是这么积水, 是不是草可能就死了, 那么, 我可以假设,
除非这是新种的草坪,我看不出来, 如果它是几年的草坪,"看"起来是乾净乾爽的, 表示
积水只是偶然？
我提这问题是因为,我担心它前院的积水问题是常态, 屋主或许刚弄个草坪来忽悠我

不算热门，你的领域opening还很少，除非有能力从别的领域抢饭碗，物理海洋本身积
压大量postdoc，你去查查哈佛普林斯顿牛教授手下博士薄厚JGR，JPO一堆一堆的，也
照样找不到职位，你做的东西地域性很强，象我在五大湖混的跑到加州作咸水和
estuarine都没人理，跑到路易斯安那烂校做wetland人家也不要，你要去抢五大湖的饭
碗也得问问U of michigan的人答不答应，NOAA是不错，只是政府做的东西未必是学校
里最热门的，你不转变方向的话一年一年试下去都是一样的结局 |

发帖数: 1098 | 44 讲到设计，我们还是先回头谈一谈加建和翻建。我在网站上讲过“如果你给我十万我能
帮你做出二十万的效果；如果你不幸给我三十万，对不住，还是二十万的效果”。因为
三十万一定是推倒重建。想你四五十万买的小烂房，不用告诉我它有多小多恶心，但它
至少也值十万到十五万。大家都喜欢二层楼的气势雄伟的大房子却没留心市场上加建出
来的重重叠叠，趴在地上的老房子要价也不低（如果位置好就更了得）。如果你买杯咖
啡也要想半天是去麦当劳还是starbucks, 那你推平这十几万之前更应该想清楚。
前文提到经高人（general contractor）指点我在mortgage的deed上面画的设计。（这
种做法在有的town可以，尤其是你的frontline 很长）做个survey下来三个星期就没了
不说还要花八百到一千二。我心疼这八百银子就拿着deed上阵了。后来survey查出了
easement和wetland我想抽身而退都来不及。
我的general contractor是在《侨报》上找的，因为我初来乍到无人认识。第一个谈的
是天津人，大雪天领着我去看他刚完工的工程。deck很大，看着让人高兴。（因为

发帖数: 1098 | 45 Survey结果出来的时候除了wetland还同时发现了easement。湿地是我马上就要面对的
，而下水道的easement就是留给我慢慢恶心回味的了。一共十尺，而且正好在与邻居的
十五尺之内，不影响加建，但足够我心情恶劣。
唯一的好消息是距离邻居四十六尺，我加建的尺寸是二十尺，足足画小了十尺。二十尺
瘦瘦窄窄的一条，很难有所作为。想着索性把老厨房拆掉，搬到和family房间紧邻的位
置，用wet bar 自然隔开。一问General contractor说光是电一项就要三千，不管是不
是狮子大开口，我只好做罢。 如果早知道可以造三十尺，我非弄个bump out的厨房上
去不可，想一想能坐在三面采光的厨房里就觉得很美。
可能不是所有人都知道easement是什么？我的解释就是土地所有权还是你的，但不幸的
是你要和旁人共用。我在宾州的时候碰到过一回。我在朋友家的party上认识一对夫妇
（一看就是绝对善类，一般出事的都是这样的人。即使发现不对劲，他们总是碍于面子
舍不得跑掉，就只有越陷越深），用的realtor对他们很倨傲，嫌他们迟迟不出手。这
对夫妇不仅继续用他，而且还自己掏腰包拿出 |

济不好，他不同我计较，否则他一定要跑一次收我二百块。我的笑容就此僵在了臉上，
不知是不是要開口謝謝他。于是他和我先生约了Keren再考察现场。可到了时间等了一
上午也没人影，General contractor气急败坏的跑掉了。下午Keren终于来了，因为
mess Up了我们约的时间，她表现的不错，说回头就催building的部门签发。 我告诉
General contractor作准备，他漠然一笑，说你等着吧。没想到第二天就说拿到了，
building的部门没有等到Keren签字就给发了下来，建筑许可上写了一堆condition。呵
，竟然还让我作一个dry well（二至三千）. General contractor拿着写着密密麻麻
condition的许可还是很兴奋。我也很高兴只要不要我花个几万块去建个泥塘来代替
wetland就好。随后在挖地基后请了个工程师给town里写信( 五百块)说water table在
地基几尺以下，今年又是Boston有史以来雨水雪水最大的一年，所以问题 |

My comment: Do not read the report. Take a look at the graphics. China does
not sell genetically modified corn, but annually it produces almost as much
corn as US. (Then again US uses less man power.)
