算是槟城的郊区，附近有火车和渡船进城，对面是Butterworth, 应该是Malaysia最热
闹的地方之一了，George town对Penang那边的海面无数快艇，无数beach。那地方掉架
飞机早闹翻天了。 |

回国了，来这边一共一年，这个级别的税（town）不交的话对今后的信用记录，卖车有
影响没？

发帖数: 6612 | 20 我手里有一台05年的Town and Country。车其实不错，但是小毛病也不少。你看05年的
车里程数低，但是不排除在local开得多。或者有段时间没有开，一定要查Carfax。通
过车牌可以查到VIN #, 5块钱本版可以查。另外，可以电话短信要求卖家发一份到电子
信箱。一般卖家会有的。
到Cars.com找个买旧车试车的checklist，很详细，按上面说的一样一样自己检查。如
果车没有出过任何问题的话，还是不错的。Town and Country要试后面两排椅子能否顺
利安全的折下去和放起来。
05年的车，如果没有修过，开一段时间如下毛病的几率比较高：
1. 侧拉门的车锁的马达（actuator)会坏，只要简单的工具可以自己换。零件每个50，
左侧的只要简单的螺丝刀可以搞定；右侧的需要星形的螺丝刀。不修也没有关系，就是
自动锁成了手动锁。
2. EGR会坏。引擎灯会亮，自己买零件约50，找人换的工费用是95.
3. 前面自动窗（regulator）会坏。零件每个约50，找人换的工费不清楚。
4. 风扇的调速的电阻(resistor)会坏，坏了空调不吹风。零件不到20，可以自己... 阅读全帖 |

发帖数: 6612 | 21 私人试车，潜在的买主是不能把车开走再还的。一般是买家卖家都坐在车上。尽量上高
速，或者到能加速到60 - 70 mph的路面～～～如果看见警察就不要超速了。
忘了提一句，如果买了town and Country, 记住每次加油不要加满。 不要加到邮枪自
己跳。town&country的邮箱设计有问题，加满油会导致charcoal canister里面进过多
的汽油封住回路，油泵会暂时失灵导致引擎死火，非常危险。但是只要不加满到跳，问
题就不会发生。
你可以问一问卖家为什么开得那么少，有没有详细的维修记录。 |

。老人也没有问题。
Town & Country 出门价格（OTD）可以参照Edmunds上面这个配置的Customer Cash
Adjusted TrueMarket - $2000 左右砍。我是2012年底买的2013 T&C + Lether seat +
Back camera + Navigation + DVD 出门价格$26500 （OTD price after ttl, 7%
tax rate)。
话说两个车性能差不多，T&C又更便宜，何必要买质次价高的日本车，把钱给日本人赚

日车，但LD觉得无所谓。我们两个人都上班，家里只有我妈每年会过来呆半年,所以最
多3个大人+2个小孩子。
最近看到街上很多Ford Explorer,很喜欢车子外形，然后也是3排座的，看到之前有人
的帖子，感觉评价还不错，最近自己会去联系试开。
还有就是上更实用的mini-van了，感觉上Town & Country 的口碑要比caravan要好，
Routan好像也停产了，不知道版上有没有开Town&Country的车主给点建议。
求各位宝贵意见。 |

租了town and country 来开
第一次开克莱斯列的mini van
感觉内饰布置比丰田的sinne强（大概是这么拼的吧？）
尤其是最后一排很宽敞（比丰田最后一排宽感觉）
座椅坐着也比较舒服
还有一个屏幕放下来可以看看dvd
但是感觉这款车开起来有点奇怪
感觉油门有一个threshold
没有超过这个threshold的时候
怎么踩转速，速度都起不来
但是一旦踩狠点
转速立即上3000转，然后很强的推背感，车速立即上去
轻轻放油门，立即又下来了
所以开这个车感觉就是 低转速 -- 高转速 --低转速
这么循环
小弟是菜鸟，以前没开过其余mini van
不知道这是不是所有车的通病
回来开上自己的烤肉啦
感觉比这个town country好开多了
哈哈哈

这是Stuyvesant Town的一个公寓，可以住三个人（其中一个是客厅），现已有两人入
住，还有一个卧室要出租。想找一位女室友。希望在一月份前能够入住。

，但是因为listing太少，找了一年没有结果，加上每个月交着1600左右的房租住在
downtown，所以有些打算先在downtown（也是很好学区）先买一个价位在30来万左右的
、约900sqft的1bedroom或者2bedroom的condo或者town house作为过渡房，估计需要付
6万多的down payment，贷个25万左右的款，自己一边住着一边还贷款。
同时继续关注的另外一个好区的single family house（估计要60-70万左右的总价），
等买到合适的single family house（估计首付得26万左右，贷款40万左右），就搬到
sigle family house，把condo/town house出租（估计能租到至少1400-1500每月的租
金，但是HOA每月300-400左右）。
这样就把过度房专为投资房了，自己住single family house了。各位对房子熟悉的朋

卖的lot只有0.4 acre,其他lot被town里批准可以在未来建13个sing family houses。
这个房子现在位于路的尽头，非常安静，旁边是个小树林，如果未来要建这么多房子话
，这个旧的房子是不是非常不保值？而且建房的过程中，会不会噪音很大，环境也不好？

发帖数: 983 | 45 看中个房子，inspection 发现白蚁，还有几个其他原因，正打算退出。
同时有两个候选，价格差不多，55万左右，都是3个卧室，2.5厕所。一个town house，
今年刚建的，里面没得说，宽敞明亮，但位置真的不好，在镇中心主路上修了个100米
左右的小道进去，在很小的一块地方盖了2座town house，共4家。一点院子没有，环境
也不好，基本就只能呆屋子里了。
另一个SFH，60年代建的，也是主路上（比TH的路还要大很多）进去一条小路，虽然院
子里可以听到车的声音，但屋子里没有，交通很方便。lot 很大，3英亩，院子打理的
很漂亮，各种花啊树啊。里面也很好，门窗等都是很好的实木，虽然有点旧，但还是很
不错，大窗子，光线也很好。
很纠结到底要哪个，老SFH就怕修修补补各种问题。 |

，还坚挺地在那里呢。
旁边86-87年的sfh，价格07年到现在都在70-75万之间。
town house主要问题是增值有限，地是增值的东西，房子是一直贬值的。当然，做投资
搞租房还是不错的，不过，那也不会买80万以上的town house啊。 |

It's located on South West coast, between Orange County and San Diego. Closer
to San Diego. The average income per person (person, not working person, which
means 10-year-olds and 90-year-olds are all counted in) is 110,000. Average
price for a house is 1,700,000.
How come I've never heard of this town. Sounds like I live close to it. Bill
Gates has a house there, (guess he contributed a lot to that 110k average
