after the tennant fled. The proper procudure is: the property owner sues the
tennant for rent and asks the court to attach those stuff in the action. The
court will conclude a default judgment against the tennant and grant those
stuff to the property owner. At that point can you buy those stuff from the
property owner.

some detail about subletting I show some interest of subletting and he also
said would like to sublet to me. But the move in day would July 1st, so he
said before I give him upfront the total rent, he require a deposit of 200
dollars for holding the room and not showing to other potential tennant. I

美国的政策和司法不可理喻。
为一点办法， never accept section 8 tennants even though they could offer $

看lease的内容和大环境下房租的变化情况。
一年后，如果地区的房租涨了，如果你的lease里有涨幅的上限，对你有利，就不要谈，否则重新谈。其它情况，依此类推。
加州的法律。应该可以在tennant's rights一类的law里可以查到。双方都有责任按lease要求给对方noticefication，一般有一个月或以上。足够让你有时间转或退出。 |

scratch。但是我们觉得这个是以前就有的。他move out inspection的时候，我才发现
，可见是多么不引人注意的scratch。而且freezer那边都很少用的。很难想象我们这一
年里把它scratch了。
那因为是built in，他先扣了钱，说invoice过后寄来。
我们在CA。请问，legally，他们多久之内要provide invoice？
另外，能要他去年tenant的move out吗? 怎么能保证他不forge document呢？
