发帖数: 340 | 1 我是5月初close的房子，lender是Suntrust，当时purchase loan agent和我说，6个月
之内不能做refi，不然她的commission，suntrust会全部拿回去，如果我坚持6个月之
内refi，我要赔给她二千多刀。
当时做loan的时候签了一个简单协议，6个月以内不refi，否则退回commission，但是
没有写具体多少钱，怎么操作。
刚听一个朋友说，Suntrust没有6个月规定，付过一两次就可以refi了，还有一点就是
我的purchase loan agent有时会说谎，我不是很相信她说的话。
现在我的loan已经被卖到房地美了，可以说和suntrust没有什么关系，但每个月还是给
suntrust付mortgage。
请问大家，如果lender真的没有pre-pay penalty的话，我是不是就不用赔钱了？ |

到村政府问了一下 Suntrust用户都没有交 打电话给Suntrust基本就是直接挂断

appear to be listed online. I came across this one at my local SunTrust
branch. You can earn up to $300. You can earn the first $150 when you open a

发帖数: 421 | 9 今天比较了一下INTERST RATE，SUNTRUST/BOA/CHASE的REGULAR CHECKING/SAVING。发
现SUNTRUST的在GEORGIA是最高的。
BOA的CHECKING没有INTEREST（KEEP CHANGE MATCH 5%），SAVING是0.10%无论多少钱。
CHASE的CHECKING是0.01%，SAVING看BALANCE属于什么BUCKET，从0.10%到0.25%不等。
SUNTRUST的CHECKING是0.05%，SAVING是0.25%无论多少钱。
市面上HIGH-YIELD的SAVING/MONEY MARKET（有MINIMUM要求）最高的是1.5%。CD没有研
究。
这种PROMOTION在这样的DOWNTURN真的是EASY MONEY。 |

当地的中国人Agent，给了一个GFE：（10％ downpay，300K 贷款）
利率4.625%，800－1300开头的Agent付，就是0 closing了吧
Priciple & interst + mortage insurance 总共～ $1720 /month
今天在Zillow.com上送了一个Mortgage的Quote给网上的broker
下午就收到一个叫 Timothy Sutherland 的Suntrust的Broker给
的GFE，利率 4.125%, 800－1300开头要付$1800，这是Closing Fee吧。
Priciple & interst + mortage insurance 总共～ $1630 /month
两个Broker给的都不包括 prepaid/reserves.
请问，有人从Suntrust这个Broker贷款过么？这个Broker在Zillow
上有26个5星的评价，看起来不错。这种网上的贷款有什么风险吗？

当然如果您的agent比较熟悉suntrust, 能保证按时close, 那就没问题了. |

Suntrust，我是直接和Suntrust贷款 (Direct Lender)，没有mortgage broker中介。
结果非常满意他们的服务，没有任何延误。你应该可以放心，但是多注意中介。一般中
介为了和你做生意，一开始什么都会答应你，但是实际操作可能会有意外。如果你担心
有延误，最好直接和银行贷款，不要通过中介。这是我的经验。 |

服务水平挺靠前的。

给的title insurance $860,而且还有一个Owner's title insurance
