发帖数: 835 | 1 对一个房子感兴趣,但从seller's disclosure发现房子的master bedroom和 skylight
曾经漏过水. 但seller说最近刚换了屋顶, 并且re-paint了曾经漏水的地方. 但是漏过
水是不是很容易对dry wall及其他structure的东西有很坏的影响? 不知道是什么时候
漏的水. 假如漏过很长时间后才换屋顶,是不是房子内部就已经腐烂的差不多了?
不知道inspection会不会检查出来房子内部结构是不是被水damage了的问题?
附seller disclosure 上的原话:
"leak on master bedrooom ceiling, skylight in living room, repainted after roof replacement"
另外,seller's disclosure上还提到"powder room floor wasped",不知道是不是由漏水引起的. |

发帖数: 1052 | 4 I think repaint cabinet is always quite a process. the best way is always
clean all the old paint, prime it and then paint.
it's so hard to strip the old paint though. if the old paint is waterbased,
then you may just lightly sand it, and use good primer to cover it and then
paint, should be fine.
according to your description, the old paint is 很光滑油漆, which would
probably be oil based! you may have to use some chemical or good sander

intend to repaint, then you don't need clean the old paint/stain very
thoroughly. A good primer should be able to do. If you want to stain,
preparation is really a pain in the a$$ process.
I will not do it if the furniture is not really that high end. |

some plumber take a look (if owner allows you), then you can use that to ask
a credit.
For example, if the toilet is not installed right, then the clean up and re-
install toilet can cost you 1000-2000 depending on the area. I had a case
that the water actually coming from the roof and pass inside of the wall and
leaks out. Took us quite a few troubleshooting to figure it out and have to
fix the roof...

1) Get someone to help you to open up the drywall on your side completely
until you don't notice anymore moisture damage. Spray some mildew killer (
lysol with bleach to kill existing mold 1st) and let it air out or use a fan
(don't stay in the room). Don't worry about the damage since drywall's
cheap as hell to replace, taping, plaster, texture and repaint's not a big
deal either.

现在stucco被scratch了,是否在上FINIFH COAT前,再来一层stucco磨平(brown),然后再
上FINIFH COAT? 据说这叫3 coat stucco system (scratch, brown and finish).
finish后我要repaint, 所以不需要选FINISH COAT的颜色吧?

. The color will be added to the finish coat. Hua means scratch by the
surface fast and leave an uneven layer of stucco, which is both the last
coat and your texture. The ket to perform this thing is to put a thin layer
on the tool, whichever you use, strach it evenly and fast. You may want to

的Move-Out Charges。每个细小项目都在后面列了修复的金额，看到这个表有些被吓到
了。请大家看看，这样的Move-Out Charges是属于标准流程里的吗？大家租房的时候都
收到这个吗？另外，怎么确定如下的东西是好的，还是需要被Charge的？当我们搬进去
的时候，是不是要和房东一起检查房间内的各样东西的状况，好有一个对房子维护的基
本的共识？

your house. I would go up to attic first to make sure there is no leaking,

close前有次去看房子修的进展，正好碰到装修队，那个人说他当初没漆房子就power
wash了下。close后卖家回复他们04年买房子后从来没漆过。
听说wood siding一般10年要漆？上次inspection说siding目前挺好的，建议我明年找
paint的人来评估下看要不要repaint，那我现在是不是不需要急着找人paint？如果想
自己diy可行吗？（一层的房子）半年前房子power wash过，现在还需要power wash吗？
还有当初看房子时外墙没看到裂缝，但是换屋顶后，发现siding和墙角trim的地方有裂
缝，这个是不是自己caulk一下就可以了，还是要找专业人士来paint和修？

The most important thing, make sure you can install the recessed lights
there, becuase if there is a beam or not enough space, you cannot.

for some smaller ones, you can cut the part that are bad, measure the size,
and insert a good piece of wood in, putty it, and repaint. for for such a

If you have a listing agent, they will force seller to fix things, upgrade

我现在租的房子是2bed， 2bath的全新townhouse（我是tenant）。因为老婆怀孕受不
了新房子的油漆味道，再说空间也太小了，现在要break lease，但还有9个月的lease
才到期。原来签合同时没看清楚，现在自找了大麻烦，哎。现在租房公司要求如下：
1. deposit全没收
2. 所有cleaning，repaint cost我们出
3. 在没有找到另外的tenant之前，我们必须交每个月的房租，如果一直没有人租，我
们就一直交到合同结束
4. 我们不可以sublease
现在每个月房租是1000.这4点里面，除了第3点我们都能接受。他们还有另外几套我现
在这样的户型出租，我觉得他们肯定要把那些空房出租完了才会租我们这套。而且他们
明确的告诉我们现在是房子出租的淡季了，不好租出去。6，7，8月是最hot的时候。
我知道都是自己看合同不清楚造成的，可能打官司也打不赢。但还是想请教一下大家，
像我这种情况是否只有乖乖按那4点走了？有什么补救措施和办法吗？谢谢大家。 |

题主要在于是不是可以像sherwin人说的，只能sand 绣处+oil based primer那里，不

or you may be lucky, sometimes, they can figure out easy way to do it, if
your wood beams are going the right direction. Then no need to open huge
area. Only several holes.
