和申请费，通过之后签合同。但是合同没见过，先交了申请的话岂不是俺的申请费主要是个人
信息都泄露了，还来个hard pull。到时候看合同不靠谱，岂不是郁闷了。
现在基本基本是空口无凭的状态，没见到过合同，东西坏了谁修都不知道。
往好的方面想，人家都是做1m房子的大交易的，应该不太容易贪俺着点小钱吧。
看上了一个condo，直接联系了broker，很nice的白人大妈。看了2次房，第二次的时候
以为直
接交了application就好了，结果她把表格给我说，填好了送给她。
她说她是代表我的利益和房东negotiate，所以一切好谈，但是当时讲价格的时候也就
讲下来
15块。。~1%。。。所以不太相信。
交申请的同时要交80块申请费，可能是用来查犯罪记录啥的。完了要交给物业（？）
100块管
理费，然后押金是一个月的房租。
第一个月没住满，但是要付整月的房租，说是要给agent，虽然从来没见过agent。。。

简单说说经过：
我一个出租房的A/C声音很大，我约了几个公司来诊断一下，一个中介网站上找的，他
们推荐了三个，电话里面都没说过来诊断要钱。如果他们说的话，我也OK，也就几十刀。
由于是出租房，所以我不在现场。早上第一个service的人来，后来他说他是owner。
他查完给我电话说：要么修，780刀，但是你的这个旧了，上一个修理的mess up了电路
，我建议你换，3200刀，但是你是rental，我给你500刀优惠，2700刀。
我说行，我下午还有个人来，我需要second opinion
他当时就说那你要给我$84 trip charge，马上，电话里面告诉我信用卡号。
我心里就有些不爽，但是还说：OK，我会给你这84刀，但是我要告诉你当时没人告诉我
这个。钱我会给，但是我要找你们头说一下，因为事先没有告诉我。
他当时就发飙了，说我就是owner，接线员肯定告诉你了！！要是你租户每个月不给你
房租，你怎么想？我就白白来一趟吗？
电话里面跟我发飙，吵架，我很无语....

同小区一个一模一样大的，刚51万卖掉，last sold 05年11月，$65.5万
同小区另一个稍大些的，2107sqft，旧几年，今年2月39万卖掉，说房子有不明处
leaking，last sold是第一手买主，92年6月，$219,500
这三个都是Bank Owner或short sale，比较下来，现在这个还价到44万是否合理
小学API 921
2、1499 sqft, 说是townhouse，但是独立的，和隔壁没有share的墙，要价43.5万。
last sold 04年9月58万，觉得还到35万的可能性多大？

（你房子的value -大约9万刀）*2%
如果没有填，就是 （你房子的value）*2%
说白了如果不填这个，就是一年你要多交1800刀，
这个表就是要证明，你是住在这个房子里，这个房子不是出租或者别的用途，这种
owner住在里面的房子，可以免大约9万刀的税 （房子价值里9万刀不需要上税）
