Knit your own tofu, 也说成knit your own yogurt，grow your own yogurt
首先这都是英国英语，所以这里不常见使用。
本意很简单，不管是yogurt还是tofu, 都是加东西到milk里做出来的食品
往牛奶里加细菌就生成了yogurt
往豆奶里加固化剂就生成了豆腐块。
knit=grow
一个blog追溯这个表达到英国17世纪自给自足的年代，所以引申含义应该和生活态度有
关。
网上见过的几个用法，除了几个已经贴出来的，还有：

没有任何的了解。
这个rent-to-own的好处是，假设三年后你还在这里，那么你三年后现金买下来就赚了
，因为你租金的一部分（据说30%）已经付了部分房款了。要是你离开这里，不买这个
房子，那么你的损失估计就是头款 （down payment）。
我不清楚的是：
1。如果不买， 损失是什么？是不是头款不退？头款一般是房价的3-5%
2。很多rent-to-own的的广告都是说No Agents/ Investors。 不明白。难道房子买前
不看看房子好坏的么？
3. 如果三年后你用现金买下房子后，能不能马上把房子抵押给银行，然后把钱再取出
来作其他的用途。
4。一般都是什么样的人会用rent-to-own的方式出售自己的房子。
每个问题都有包子， 不过我的伪币不多，辛苦朋友们了， 呵呵。 |

的dealer那里的，标明是pre-owned。另一辆是专卖二手车豪华车的dealer（也很大）
，没有说明是pre-owned，价格比前一个低一些。
如果这种情况，原厂warranty应该一样的吧？那这个pre-owned certification有啥用

把挂着。但是bank owned的很多时候未必划算，特别是二十万以下的房子，把维修费几
万一加上去后根本就不划算了。真正又便宜又好的还是跑得快，俺前天下的一个bank
own的offer结果没抢过别人。 |

里面都maintain的挺好的，我直接找了listing agent， 但是回复我的人是listing
agent的手下
通过他看了房子和下offer，居然都不用我签名都行，说是先让银行同意了，直接
contract
一般来说是不是这样做没什么太大问题，这个人话特别多。Fannie Mae own的房子是不
是都没什么问题？据他说是直接跟fannie Mae deal的， 没有第三方的资产管理公司。
bank own的房子一般都要注意什么？
另外不好意思的问一下，这个agent是个墨西哥后裔，但是英语没什么口音，应该是第
二代第三代了，哪里可以查到一些agent的background之类的啊

我太蠢了被坑了所以匿名了。求帮忙转发。
因为机票太贵，想看看priceline的name your own price能不能便宜点。但是第一次用
，根本搞不懂。先选一个人，设了个比较低的价格，以为通过了，就增加为两个人，后
来发现还要再协商，然后没有接受这个价格。就只好加价。结果还要再加别的条件。已
经被弄晕了。想试试看，就继续加价和条件。因为是重复操作就没有仔细看。结果订上
了，发现还加了税，比直接预订还贵！还不能退。打电话去跟priceline要求退票。他
们也不给退。
我自己蠢，肯定是有错。但也必须声讨priceline。
一、他这个name your own price非常confusing！根本就想把人弄晕。不仔细的话，很
容易搞错。

本来是要买新的
可是发现店里有一块地方屯放了一些stock, 是clearance mattress and box spring什
么的，上面写着pre-owned，问店里的人说因为有100days guarantee,所以，这些是
preowned,then returned, 没有问题，有些人喜欢firm，但是买了又发现太硬等等。已
经检查过bedbug什么的，但是因为是pre-owned,所以没有新床垫的warranty。新床的
warranty 是如果在warranty的年限里，睡塌到一定程度可以换。
我看中一款比我要买的新的高一个档，价格跟我要买的新的价格差不多。我买的是
spring coil,这款是individual wrapped coil,所以好像更好些。
有经验的说说买pre-owned的有什么要注意的吗？谢谢 |

的，貌似不需要什么专门的certificate来证明你的公司是woman-owned small
business。主要是你的公司符合相关联邦法律就行。 |

发帖数: 112 | 48 上面有的朋友的帖子有误导，可能是概念不清的原因。
负责任地说一下：
1. Bank Owned 房子讨价还价空间比较大，一般10％，但前提是只有你一个Offer，而
且要有点耐心，反复Counter。当然，Bank和Bank也不完全相同。
2. Bank Owned 房子基本上是Sale As Is，有些况状不太好的房子就不能用贷款。如果
你要贷款就只能买一些况状好的房子。但我也见过银行对房子进行一些小修整，以满足
贷款要求的。
3. Bank Owned 房子会很快成交，绝大多银行收到Offer一两天就能决定Accept or
Counter。可以很快过户，因为房子没人住，银行也想快点收钱。
4. 买Short Sale的房子，一般是比较麻烦的，因为不但要Owner同意， 还要银行同意
，有时候还能不止一个银行。 |
