own。 我不太了解这个，让他寄过来合同。我读了一下，大致是房子租给客户，租住期
间如果到某一个价位（房主在合同上写明），租户可以购买。如果一年内房价没到那个
价位，或者租户仍然不能拿到贷款，房主随时可以出售房屋。里面还有一些细节，对于
房主来说，简直是too good to be true. 有没有这方面经验的，这是不是scam? |

多少银子？比如三室两卫的，2500尺左右。这样在对比房子条件下offer前也有个底。

好处是交通方便，离哪里都比较近。学区还可以（小学7-9分，初中高中都是10分）。
房子还比较新，lot也大。
坏处是因为建在坡地上，floor plan不太好。后院几乎没有（除了deck就是长满了野藤
的slope）.窗户是double pane的但是比较老。不知道有没有emission.旁边有很多
rental apartment.
大家说上不上？ |

1）为什么银行说‘title to be alta 98 conveyance by Special Warranty Deed'?
我只听说过warranty deed, 但从没听说过speical warranty deed. 两者有区别吗？
2）银行说‘sellerwill not pay liquidated damages'。这是指的什么呢？
3）买这种房子还有什么需要注意的？从银行的声明看银行不负责任何与房子有关的损
失，真是太不平等了。

卖的比较快。卖不掉他们会自己调整价格，基本每两个月降1，2万。
你直接想降好多估计不容易。他们都是专业人士估价的。 |

发帖数: 19309 | 35 第一个看起来不错，agent说当年大概$650K的样子，最近从$525K降到了$480K，看的时
候碰到另外一对中国人。这房子我的agent说如果list $450K肯定迅速卖掉，但是bank多半还不肯。
房子内部很不错,照片好象以前贴过，地下室装修了，搞了个bedroom但是没有fullbath
，另外搞了一套吧台，最大的问题是背靠一条不算小的路，而且朝向不是很好。
第二个房子比较戏剧化，2007年的房子，地下室没修，lookout basement，怎么看也就
和第一个房子差不多，号称当年$800K+，结果没close成，另外一家来接手没搞到贷款
，最后builder赔了很多钱变成bank owned，到现在都还没有卖掉，没人住过。
另外能达到搜索要求的别的房子大多不是很大，都是10多年的房子了，要价比同样的
new construction还高，虽然有些地点稍微好些。 |

三万。
今天碰到buyer agent，说篱笆有点摇晃，想给换了。这应该是成交之前seller要fix东
西之一吧？但银行说这个费用应该50-50，我要出一半。可是我又不觉得篱笆有问题，
你要修是你的事，凭什么要我出钱呢？
这个银行的agent挺不厚道的，我们两家之间有三棵棕榈树，很久没有trim过了。银行
找的园丁来收拾庭院的时候把其中一颗给trim了。然后见到我LG出来，说那三棵树是我
家的，问我们要不要继续trim。LG问他们‘你们确定是我家的吗?' 于是园丁打电话给
银行，说确实是我家的。要trim的话交$75。LG想着反正也确实好几年没trim过了，现
在才知道这树是我家的，那弄就弄了吧，方便。于是给了钱。
等后来另一个邻居看见这几棵树修过了，说修的不错，我告诉她多少钱什么的，她说什
么啊你被rip off了。很明显那三颗树是在我邻居的property line里面的。我一看可不
是，都不是在boder上，离property line有个大半尺呢。而且她一说我才注意到那家 |
