实话实说,L这个公司对员工个人还可以,环境伙食还是package,还算不错,尤其是对
刚出校门的fresh,标准在整个行业里面绝对是overpay。对于其他员工,很多组也没啥
有意思的项目可干,整体的运作的pace并不快,绝对性价比还是不错。
对于new fresh,转行的,想从外地跳来弯曲的,L是个不错的地方to start。如果几年
以后还觉得是个好地方,那可能就是真爱了。
除此以外的,如果想多学些牛X技术,让自己的技术能力上个档次,来这里八成会让自
己失望的。俺觉得已经费了姥姥劲去刷题,就该多去try几家公司,不能因为某家容易
进package高就放弃了对其他家的追求,那就等于放弃了对技术的追求。有些人觉得钱
多比学技术实惠,这样想也很正常,毕竟谁和钱也没仇。
L就是因为股价太高搞得人们的expection过高,其实上市以前没那么扎眼,大家都是奔
着GF去的,L根本无法和FG并列在一起。现在股价这么高,package比GF还好,还有一个
FLG的名号,就让大家想多了。其实本质上,无论是技术层面,还是管理水平,都还没

签了名。今天拿到pay check才发现。但已经晚了,tax已经按20.5小时扣了。
给HR打电话说明自己是international student,不能工作超过20小时。事实上也没有
工作20.5个小时,just made a stupid mistake。It has to be corrected,
otherwise, it could be a trouble in the future for both the company and
meself.
HR蛮nice的。说check是不能cancel了,只能从future income中deductible。
deductible is for this half hour overpay.
我在想可能这是唯一的办法了,就好像当初扣多了税,后来reimburse一样。但是还是
不放心。不知道今后会不会有什么麻烦。明年报税的时候,不知道税单上会是什么样子。
慌张。。。
有人遇到过类似的情况吗?或是了解这种事情怎么处理吗 |

但是本来就觉得有点overpay,这两天才读到关于highway health的问题。离highway 250m。声音房间内听不到。院子里有。本来觉得无所谓。后来读到highway health的问题,发现声音和健康相比算是小事。想退出。
现在inspection做完了,对方也同意了。appraisal已经申请了,还没做完。
现在想退出,我能拿到2/3 deposit就谢天谢地了。该怎么做呢。

租房公司突然说
每个月需要交纳110元水电费,我觉得我根本用不了这么多水电,所以拒绝签字 。

现在我住了两个月,每个月交纳110元水电费,然而10月突然收到通知说让我补交74元

讶,因为我用电非常少,不可能用这么多。
1,我发现这个house唯独只有我的房子和洗衣房没有电表,既然没有电表,他们怎么知
道我用了多少
电 ?这是否涉嫌诈骗?他们是不是把整个房子的用电减去有电表的用电,剩下的是我
的?那样的话,
可能路灯,公共洗衣房都是我的电了。
2,我用电极其节省,不可能每月用110元还不够,根据我四年的经验,绝对不可能。
3,房东威胁我说今天不交就采取措施。

seller feel you're not serious. too high means potentially overpaying.
agents from both sides should communicate first, come up w/ a reasonable

Agent is an expert in this area, and has a lot of customers, resources, and
connections. She/he can easily use these resources to make the deal (or fake
deal). And also, you don't have much internal information as she/he has.
She/he know both sides (seller and buyer's bottom prices) so she/he can play
around.
In other word,the information you have is <<< information agent has/controls
. You are under the sun (exposed to seller and agents) and agents are in
the dark area.

k**l 发帖数: 2966 | 26 加州,我们是一月底close的房子, 2011年的第一个installment 4百多元前房主已经给付了(房子很多年没买卖过了,city assessment 才6万多)。四月份我也填过了我买房子的价格和其他detail给city, 价格自然比city的记录高了10倍。结果今天收到2011-2012的tax bill, 一年总共才8百多元让我分两次交,一次4百。。。
按理说我该乐得合不拢嘴了?可这倒霉impound loan已经按一年8千多收了我钱,而且打算11月1日替我交给city 4千。。。
我是该打电话给loan company "stop overpay"还是改打电话给city "stop
undercharge"? |

5K. Another one just 200 ft away was sold for $383K in April, it is 380 sq
ft bigger than mine, same year (1993). Mine has the following updates (the
bigger one doesn't)
1. New roof (2010)
2. New HVAC (2009)
3. Water Heater (2007) and appliance (2005)
4 Finished basement (Owens corning system)
5. Bigger deck (800 vs 400 sq ft)
6. Completely fenced in backyard (same size though)

这么基本的问题牛人门都不屑回答底~~~
pay principal就是付本金, pay escrow就是付给你escrow account呀,比如你的escrow
account是代收property tax 或是insurance, impound account呀. escrow account
多付,银行也不回提前付款,这个帐号银行只不过代收代付.你要是多付,它就多帮你保管
时间长点,然后还是按本来schedule的时间在代付出去.
所以你要是想overpay,那当然是多付本金罗,这个可以影响到你贷款付完的时间呀. |

的数据). 当时Seller listed price is 222,000 (zillow estimation: 210,000,
tax assessment: 203,000),我们还到217000 (还能拿到 1000-2000的Rebate,还有
一些Repair credit).
但是参考的房子和我们不太一样:我们的是Gated,有swimming pool, basketball and
tennis court,另外是Cul De Sac.
我们不知道值不值,反正最多Overpay 几千刀。

agent就联系我们说有个房子还没有上市,卖家说如果有人出合适的价买了他们就不
list了,应为有房客在里面,不方便看房,我们愿不愿意看,我们看了挺喜欢,比前面
那个还好,我们以为他是seller agent,可他说他是buyer agent,(我们还没找buyer
agent),还说他们公司另外一个人是listing agent,这样也是dual agency啊,是不是有
conflict of interest?不过这个房子没有上市,所以我们只能找他。
房子要价是650K,可是Z-estimate只有550K,那个原来的房子z-estimate,LP,和最后的
成交价都大约是500k,可那个agent说Z-estimate不准,(我们也知道不准),都是LD口
快,又听了agent的话,我们就说出600K (我们怕那不到房子,或者卖家不满意,房子
上市后有人竞争),现在讨价还价后是625K,我现在有看到边上一个房子z-estimate也

首先,你的loan会大一点,这样拿到的利率可能会好一些。贷款太少的话,利率一般
不会太好。
其次,你可以在第一个月overpay 10k,这10k apply到本金上面,这些被付掉的本金
就不会再产生利息了。相当于你一次付了若干月的钱。越靠前的月份,里面的利息含量
越高。 |

子未必是你最大的利益,因为你可能买到了烂房子,可能买到了不好的location,可能
