Upper Saint Clair (nerds are popular),
North Allegheny (Many new immigrants),
Fox Chapel (Shady side academy = one of the top school).
Hardly to say who is the #2 in "Good" SD.
All these areas -> SAFE, relatively.

But I've reloated from south bay to Montclair for almost a year and think it
is great neighbourhood.
Overall I got some sense that most ppl here don't really know too much about
Oakland, they only see the dark side of it and think that's all. |

very safe and near highway entrance. Currently I am in upper rockridge. I
lived in Emeryville Bay street for 1 year. Very nice. |

a safe location. Or some apartment along Shellmound St, includes apartment
in Bay Street. But Price maybe is above your budget.
Upper rockridge / montclair, you can find in-law unit or apartment in these
area, safe and convenient.
Or Albany, El Crrito Hills. |

ROCKRIDGE.去BERKELEY非常方便 (我开车去BERLELEY OFFICE只要5-8分钟),也安全.只是华
人少,大多数都是白人. |

good, safe areas. I live in Upper Rockridge. Transbay Bus takes 45 minutes
to SF financial district, Bart take about 30 minutes.
There are several very good elementary schools in these areas,but no good
middle school and high school except Hillcrest. Hillcrest is a K8 ( KG to
8th
grade), it is too later for your big one (8 years old). If you cannot enter
school before KG, it is hard to get in after that.

发帖数: 2972 | 24 Piedmont 应该是东湾北部最好的区了. 独立的学区,独立的警察局,小学到高中都好,安
全.高中比ORINDA的高中稍差,但API也>900,是一线高中. 最主要的是交通便利( ORINDA
有24公路隧道的堵车),去OAKLAND/BERKELEY和SF都特别方便(开车及公交).
Montclair 的居住环境挺好,只有好的小学,初中/高中就一塌糊涂了. 孩子小,没问题.
房价/房租也比PIEDMONT便宜很多. |

Berkeley附近只能看Albany, El Cerrito Hills, Kensington, Berkeley Hills,
North Berkeley, Rockridge, Upper Rockridge, Montclair.
和Emeryville的水边.
SAN PABLE附近除了在ALBANY那一小段,其他的都是危险区域.远离SAN PABLO. |

and entertainment. You should go there and see for yourself. |

In east bay, search Piedmont/Rockridge/Montclair areas which are nearby
Oakland. Or Alameda island and part of Emeryville are safe and close.
Other safe locations are far away, such as Orinda/Lafayette/Walnut Creek/
Fremont/Dublin/Pleasanton/Castro Valley/Albany etc. |

for ever. In fact, I never go these areas in the past 5 years.
In Rockridge or Montclair business areas, my family go to Restaurants at
least twice a week.I didn't see "黑人teenagers hanging around" as you said.
My in-laws go to Chinatown every week during daytime, they don't feel
unsafe ether.
Most Berkeley area are not good area too, specially areas nearby San Pablo

Emeryville的BAYSTREET和WATERGATE也很安全,EASY COMMUTE到SF
关于气候,OAKLAND的雾气比ALBANY/BERKELEY好很多(有时也有),主要是不对着金门大桥
那个口. 但基本没什么风. 我住在UPPER ROCKRIDGE, 每次去ALBANY/RICHMOND都觉得好
冷,风大.
24公路隧道那边的ORINDA/MORAGA/LAFAYETTE/WALNUT CREEK都是没风没雾的地方，治安
/学校好，但交通更远，但有BART地铁到SF。 |

CARPOOL.
最终区域关键是你的预算多少了. 最好的地方也是最贵的地方肯定是PIEDMONT,最便宜
但也相对安全的地方应该是EL CERRITO HILLS. ALBANY的房子小/老. UPPER ROCKRIDER
有一些"新房",是1991年大火后重盖的,治安和学校都不错(K-8 Hillcrest Elementary
School).但价格不便宜

ALBANY和OAKLAND的Montclair应该都能满足你下面的条件:
"离Bart近，买东西within walking distance，去城里: door to door 30分钟之内能
到，而且安全的地方？"
ORINDA/LAFAYETTE的DOWNTOWN地区应该也差不多能满足, 学校(可以省下上私立的钱)/
治安要好很多, 距离远些.但SFH的预算要>1M. |

发帖数: 2972 | 49 1M买在ALAMEDA的北岛可惜了.北岛其实很杂,靠OAKLAND那一片学校不好,新开发的小区
有15%的LOW-INCOME的HOME.所以从投资的角度,我不推荐. OAKLAND在DOWNTOWN这几年盖
了不少CONDO,别看价格都挺贵,但成交量很少,很难卖.不象SF价高量也大.这里是有价无
市. 你不在乎学校(上私立),但大多数BUDGET上1M的BUYER都考虑学校,导致好买不好卖.
现在OAKLAND附近的市场,最火的是PIEDMONT,然后是我住的UPPER ROCKRIDGE, 然后是
MONTCLAIR和ROCKRIDGE.其它地方我都不是很推荐.
当然这只是我个人的见解,可能有偏差. |
