特，也就是陈道明之类的半老徐娘，相比之下，寒酸多了。
不过话说回来，这说明国内人还是比较务实的，就是能够勇于承认洋男人就是帅气（得
是西洋，东洋的不行），不象这边的wsn，还死不承认客观事实 |

主要是做实验，对编程可以说是狗屁不通。女朋友认为做model的人是真正的脑力劳动
，很费神费脑子的research，对编程牛比的人很是崇拜，而对我们这种做实验的人比较
瞧不起，就认为做实验的就是没有那些编程牛的人厉害，这也成了闹分手的其中一个原因。她感觉我们做实验的都是
体力劳动，没有什么技术含量，找个本科生都可以做，不是phd做的事情。我认为吧，
搞model是很辛苦，而且等于又学了一门计算机专业一样，但是也不能抹杀实验科学吧
，做实验也不是是个人就能做的，实验技能要长时间练出来的吧，而且要理解实验背后
的机理，理论，还要尽力去解释实验现象，还要通过对实验的观察总结来design下一步
实验，也不是容易的事吧。不过被她这么一说，我倒是真觉得做实验的好像就是50%的
脑力，50%的体力劳动了，好像是没有人家牛啊？呵呵。各位教授，你们都是在model和
实验领域里做研究的，你们都是怎么看待这个问题？ |

很多女孩子学这个，尤其印度女的喜欢读这个，他们出来直接找ba的工作
但是statistical modelling这种东西，一般至少也是master以上
而且本科最好学过统计线性代数这些，还有算法
不过算法在统计面前，你就可以感觉出来差别
大部分难点都是统计，而不是算法，甚至本科学的那些算法，真心不难，远不如统计顶用
因为面对无结构，或者结构混乱的数据，复杂度计算其实派不上太大用场
因为无结构要变成有意义的数据是从无到有的一个过程，这是最难的
统计工具尤其擅长把没有任何意义的东西变成有意义，make sense，统计用来做这个
算法复杂度是优化，从100000000到<10，这个难度下降很多，这就跟老张那个证明一样
老张的证明牛逼就牛逼在，他证明了从无限到有限，虽然这个有限很大
离最后2的距离还有点远
但是毕竟有限之内，比起无限到有限，一般来说，会容易很多
不过因为是cs课，所以有时候统计modelling也叫算法
反正互相换，哪个单词牛逼就用哪个

发帖数: 7340 | 31 新开发的小区，小区不大，估计也就是小几十套房子，好几个builder都build了一个
model，一共5-6个model home， 门口停了几十辆车子，问了其中一个builder，大约1-
2小时，来看房子的有20是来拨人，说市场明显好转。其中一个builder给了一个价格，
说9月底，涨价一万，不知道是不是和QE3有关系。房子是一个比一个豪华，都是open
concept，ceiling明显比以前的房子高了，包括地下室的ceiling 都很高，一般地下室
外都挖了一个深坑，开了一个大窗户，有阳光透进来，感觉好多了。
any way，幸好以前没去看model home，不然买得起的房子都看不上眼，一直看60-80年
的房子，最后买了另外一个学区的2000年的房子，老格局，就这样都觉得满意得不得了

租合同，租金为3200。一年过后不再签合同，按月续租，直到他们建造新的Model
House为止。目前按30年贷款计算的现金流为正。我们这边房价在涨，关键问题是不知
道他们能租多少年，如果只租2年，就算是房价能涨个3，4万，交税和卖房代理费后是
不是就不赚钱了。我们旧的Model House开发商租用了6年，而且刚停租，房子就卖了，
这个投资项目不错。如果卖房子不找代理，自己卖，是不是只交3%的代理非就可以了。
还有，如果不长期持有，是不是15年的比30年的贷款要划算。 |

这里 discount rate 我有两种理解，一种是等同于fed discount rate,也就是常说的
美联储基本拆借利率,这个目前很低是0.25%-0.50%；另一种是同一个网页给出的WACC，
weighted average capital cost,这个由于投资期望有可能比联邦利率高很多。我第一
个问题就是应该用哪个作为discount rate？这两个数值我感觉不同的经济时期会相差
很多。

车价高也会有人买，只是有多少人就不好说了。model s和x的产量（销售量）基本稳定
在每年8万到10万。model 3的售价如果下不了，搞不好每年也就是10万到15万的销售量
，想继续扩大销量，就要降价和汽油车竞争。即使按照3万5的售价，model 3也无法达
到Toyota camry的销售量。 |
