在autocross、低速急弯的小赛道上，elise和exige（特别是大马力版）恐怕绝大多数
跑车都会完爆，车身900公斤中置后驱英国小跑可不是吃素的。
但是elise太极端了，基本没有livability。miata，s2k，装货不行，至少能舒舒服服
坐两个人，晴天雨天好路烂路随便跑，也都很可靠。elise硬得根本没法在稍微烂点的
路上开，大雨天竟然还漏，修理也极贵。比如没有bumper，整个车头是一大块，如果前
脸碰一下，半个车都要换，修理费一万刀。 |

我以前撞过Hertz车，一次车头都凹进去了，买了waiver
赶飞机直接停那走了，验都没验
Hertz根本没联系我
还撞过两次因为撞的第三方车辆
买了ldw和livability 所以跟hertz填了report
根本没叫警察没有report
验车时一堆伤那人一看ldw车都没看啥话没说
就后来赔第三方车的时候找我要additional driver的document
发过去之后再没联系我
当然这时候请拿出小册子仔细读你waiver条款

not even livable。不过倒是保值。
硅谷的好处是你想折腾的话，需要干什么的人都有。拉几个就能起一公司。其他城市，
很难。

best thing is the facilities and the environment. I don't think it is a good
deal, neither it is a very good deal, it is just an OK deal.

landlord维修改正。其间对方要提供替代居住地。否则不应该收相应房租。而且很多州
应该还有规定造成的不便比如moving cost应该有房主做出相应补偿。
去找相关当地法律。直接告诉房东，你保留采取法律手段的选择。用正式书面通知。让
他明白你是严肃地看待这个问题。他就是欺软怕硬。如果他还是耍赖，正好可以break
lease。离开这个垃圾，以免将来lease到期被他敲诈。 |

为此交税 但是你卖的时候 可以在listing里面注明有这么片面积 实际是livable的
但不是taxable的 算是个ｐｌｕｓ
如果报了的话 就会算进public record 就得多交税 但实际上这部分面积又不如地
上部分好 就得算个minus |

发帖数: 8042 | 43 一般来讲，seller在买房之前需要通过city的两个inspection，一个是livable，一个
是fire house的。但是这个不是必须由seller做，我们就吃了亏，所以要问清楚，
seller做没有做，如果没有，你最好打电话到city hall问清楚这个permit的问题，因
为seller没有做，就是你的责任来做这两个inspection，没有permit的地下室装修，基
本上会很麻烦，因为很多东西外面看不到，inspector需要把墙敲开来检查，而且如果
seller不是pro，装修极有可能有很多不符合code的东西，比如一扇门，或者门的位置
，到时候你都要把这些按照要求换掉，可能会很麻烦。所以，对于没有装修的地下室，
一定要在买房前向seller确定有没有做inspection，也可以直接打电话到city hall向
他们确定，他们都有记录。 |

Boston附近这种安排非常常见 比如private sewer必须通过Title V 房子才能卖 卖主
通常都会做好才卖 但是 这年头不是foreclosure和short sale多吗 卖主没钱fix up了
也借不到钱 那么 你要买 就两条路
1 你自己掏钱修好了 再买 这样风险更大 万一修好了 别人不卖了 也没钱换你 怎搞？
2 就是OP说的了 买主放笔定金在Escrow里 其实 最后怎么修还是听你的 没用完的也得
还给你 算是风险比较小的做法啦 |

Permit is to allow you to start the work. CO is to recognize it is a
livable space.
It is common that people do the work without permit and then apply for CO
only when they want to sell the house. In this case, they just need to pay

that, normally inspectors would ask to see the electrical, plumbing, and
