顺便补充一点，关于买投资房，FORECLOSED的房子。很多时候INSPECTION完了后，银行
是不会修的。如果你是贷款买投资房，如果你看见房子CONDITION太差了，比如说，厨
房的洗碗机，厕所的马桶，空调很多东西都不在了，在下OFFER前，一定和银行确认一
下，看能否带上款。一般这种不LIVABLE的房子是贷不上款的。所以也别浪费时间在这
上面了。 |

。meritage home 的隔热方法是把attic纳入livable space， spray foam 阻挡外界热
度，屋内的pollutant 和 室内湿气通过power vent 排除， 即使在春秋季也需要把AC
打开（不需要run compressor，但是必须让power vent 运行）。meritage的salesman
接待你的第一件事情便是吹嘘自己的隔热系统。至于有人问他们的质量如何，这很取决
于施工的contractor。好的builder可能supervisor查的次数多些，严格些。但是没法
保证每个细节。 我不能针对性说太多某个builder的坏话。大家可以google xxx
builder complaint or so. 一定可以看到很多你想不到的行为。发现美国的builder
比国内还黑，没一个值得你相信。买房一定要抱着这些家伙都是吸血鬼的态度和他们谈

我刚买了房子，builder其实比我预期的要好。他们问题确实有，但整体还不错。
去design center,如果真的知道自己要什么，其实还好。
好像从头到尾，我们和builder,没有任何冲突。有问题，他们都努力去fix,没有过多口
舌。

我问了她几处需要修的，她都表示不知道，我要求跟她一起walk in，遭拒绝。
我提出因为房子不 livable，所以退房租。
对方说我自己说7／7搬入的，因为家具没来。
我说这个跟你们无关，我随时有权利入住。
开始让我明天去，后来电话快吵起来，对方说你来啊，现在来。
我去了之后，另一个老点的大妈接待的我，等了好久。
跟我一起walk in，看了几处，狠迅速地把橱柜上的葱花擦掉了，还要毁灭地毯上玻璃
的证据，说纱窗上有洞，反正天热不开窗。
我和老公态度都狠强硬，后来我在办公室，跟那大妈四目相对了几秒钟都没说话。黑眼
珠对灰眼珠。
大妈找了经理，又当我面给cleaning的人打了电话，说明天给柜子铺塑料，我说塑料下
面的油迹，根据我的经验不可能擦掉，我要求重漆，大妈说明天去看，包我满意。我问
如果不满意则么办，大妈说经理说了可以换房。
但是经理已经下班了，我明天上午再去看，争取能不再交申请费换个一楼有地板价格不
会多太多的房子。
怎么说已经想好了，但是身边没个撑气场的（老公上班），有点打鼓。

总结部分我写在首贴了，这里介绍经过
两月前：
从网上找到这个公寓，电话接触，托朋友实地考察，窗外拍了视频，但是内部无法进去
，对光线情况估计也不准，主要是经验不足。
远程预定，交了几百的申请费。
上周日
飞机落地第二天去签合同，开始计算房租，当天入内查看，发现地毯有碎玻璃（小孩们
发现的），纱窗有洞，厨房炉灶不但翻起，而且没有底盘，出于无法工作的状态，柜子
很脏，有油迹和霉点，柜门上还沾着葱花。。。
周二，提交了check list，指出种种问题，office的A女士表示会派人解决。
周三，接到电话留言，office的B说已经派人去修了。我回电，接电话的人说让B回电话
，但是一直没人回，我去了office一趟，此人带客户看房去了，我回家一直没等来电话。
周四，再次去新居查看，发现问题都没有解决，除了冰箱掉下来的底盘给安回去了。下
午给office打电话，B坚持说房间都修好了，look nice，我问了纱窗破洞和炉灶，B的
反应狠茫然，显然她根本没看check list也没留心。我在电话里态度强硬质问，对方开

东面租了一个house里面的room。距离office 2mile。 房东是对日本夫妇，老太太看起
来比较面善，大概60-70岁，住maryland。 我住2楼的唯一一个room，另一个family 4
口人住上面3个room，我600块一个月，1/4的utility，3个月押金，12个月lease，然后
750month by month。可是噩梦从此开始，自从去年6月搬进去就麻烦不断。

houses are worth more than 1 million I would guess.
Typical low income neighborhoods would be Parkdale, Sherbourne/Wellesley etc
. Low income is typically associated with high rise rental apartments,
discount grocery stores such as Food Basic, not Victorian houses and Sushi
restaurants.
If Bloor/Spadina is not livable, what is in downtown north of Davenport?
Dundas/Spadina may be better nowadays, but it is still one |

public tranportation not only makes a city greener, but also makes it more
livable and sustainable. having to drive 15 minutes every time you need to
buy eggs and milk, that's kind of a sad and boring suburban life.
Look at real world class cities, ie NYC, London and Paris, and you will know
real great cities don't need automobiles because they are walkable.

多伦多四季分明，典型温带气候，春有花，夏有荫，秋有枫，冬有雪。夏天极为舒服，
