Broker帮我们找好了lender,下午刚递出去去underwrite。晚上上网查发现这家bank虽
大, 但风评不好,2月份还被sue了。Broker当时同我解释说这家公司服务有效率rate
好云云。 现在担心以后同这家银行打交道会不会有麻烦。看到班上讲的都是rate,具
体到某个lender的选择重要吗?如果是的话,现在还能换吗? 多谢。

Two point: if the lender is very picky (i.e PF Funding), the rate is better
(even though the mortgage broker might get hige commission). For the same
lender, if your loan company has volumn, the agent might pass this
additional incentive to borrower.
As long as this is no cost loan, you don't need to care about GFE since this
is just estimation (to higher).

why don't they agree to lower the price? they will pay less tax by doing so.
the listing agent had done nothing wrong here if you asked for credit.
your agent should tell you this. high amount credit for repairing is a big
red flag to buyer's lender. since your lender hasn't reject your loan app
yet, talk to the other side and find a way to lower the price. in case that
they give you hard time for that, write an addendum and change that credit

insurance agent 给估了一个coverage ¥281,000,appraisal是$375000左右。但
lender说是要cover贷款,也就是$380,000.然后agent说:

最近看房出offer时,经常被要求出示lender的pre-approval letter,有几个问题请教
一下。
1.想开一张能证明自己贷款上限的pre-approval letter,这样就省得每个房子都得开
一次,影响credit score。不知道这样好不好?
2.贷款额各个银行不一样,是不是最好找利率好的银行开?但是,在被银行check
credit score之前,怎么知道哪家给的利率好呢?
3.lender pre-approval letter是不是只能银行出?我的agent说他们公司也能连到银
行网络,出示同样的approval letter(也需要check credit)。像这种letter,跟银
行的具有同样的效力吗?听说银行的letter有3个月的有效期,是不是loan agent的这
种letter也有同样有效期?
4. bank statement里有一笔国内的wire transfer,在做pre-approval letter的时候
,银行会要求出示gift letter吗?还是在最后贷款时才需要?

在没有take impound的情况下, 如果lender rebate在付过所有的closing cost后还有
剩余, 可以用来做为principal reduction, 有的lender称为principal curtailment.
这个reduction一般是在付了一个月的payment之后才反映在principal上.
Principal curtailment is shown as a charge on the closing statement,
that's because it's used to offset the rebate. If you remove it from the
closing statement, the charge and credit column won't get balance.

年,2.875%, no point。 没有提到他答应的lender credit $500. 请问一下,是否他

正常呀,银行对cash deposit一向都很敏感。
如果是自住房,lender同意的情况下,可以将现金部分deduct掉,如果钱不够,就像亲
朋好友借钱,当作gift来close。如果lender不同意的话,就只有废掉这个statement,
看看别的statement上还有多少银子了。另外,如果数目不大,几百或一两千,可以说
是yard sale。如果数目比较大,比如上万,那么没啥好的理由让人接受了。从国内带
过来的cash,基本有国内换汇记录,数目也对得上,都无法说明存的1000就是那换出来
的1000。

lender credit 没有一定之规,如果能拿到1.5% loan amount已经非常不错了。
homeowner insurance确实需要在closing前paid in full一年,不过,没有规定不可以
跟车一起买。但不能closing之前不买,等到未来跟车一起买。
即便,日后换保险公司,通知一下当时做service的lender就可以了。

您老不会真的是签了合同5天还不找lender吧, 我要是您agent,会急死的. lender应该
在递offer之前就差不多要定下来了. 至少我都是这样建议我的client的.
您的agent只要是按合同来给您建议, 已经是为您着想了, 不然到时seller可是不管那
么多. 您要是seller, 当buyer不按合同做事的时候, 您会怎么做?

You have to disclose to lender because ALL the lenders will do the VOE
before funding.
If you quit the job before funding, your loan can not be funded till you
present offer letter plus two new paycheck stubs, which will make you have
at least one month delay.
Did you already remove the contingency? If you did, you might loose your

lender是个大broker公司,利率不是最低的,二月中给GFE,看着公司的名头就从了。
号称给28天lock,但之后无数次电话email要lock,都被broker说服。理由包括,他通常
只在closing 前7-10天才锁,最近的fiscal cliff会使利率下降,等等。所以我们就在
他的一再说服下float了三个星期,外面的avg利率其间下降过,问他他说没变化。
总之离closing只两个星期了,他还是没动静,昨天问他,他回答,嗯,利率上升了,
现在你们lock吧。。。
比当初涨了0.125%,但是从来文件上就老出错,电话老打不通,给的transaction
summary estimate等文件上closing costs 莫名其妙比他当初的quote多一千多块。问
他怎么算的,他说等到实际closing时会和当初他说的差不离。。。
想知道是不是被忽悠了,而且这个closing costs的事也烦人,是不是到最后closing那
天他都能弄出新的情况来?要是那时文件上多出千多块closing costs能拒签吗?还是
现在想法换lender得了?

It is too late to change the lender. You don't want to screw the deal by
adding more uncertainty. the best thing you can do is to use the same lender
to close the deal, and do a no cost refinance after 6 months.

what state are you in for the short sale approval? approved and ready for
closing? if so, you don't have enough time to do anything else, but working
with this lender to get it closed. if you don't like the current rate, try
to do a refi later on. only if you don't want this deal any more, can you
try to change lender now.

关于Title service and lender's title insurance的确切报价需要向律师要,如果是
自己找title公司的话,以title公司的报价为准。一般来说,title公司都不是lender
找的。

Appraisal报告上曾显示根据一个信息源的信息该房子显示不在洪灾区,但
escrow最后给的closing的合同里专门提到lender不知道从几个信息源看是否该房在
flood区,如
果以后发现是,buyer以后要负担flood保险。这种说法正常否?
感觉这个不是该在closing之前有人负责去查的么,怎么lender不查不问,把风险全给
buyer了?

Lender会在贷款Funding之前打电话给你现在的employer,确认你的工作状态.---银行称
之为VVOE.
Note: VVOE is a process where mortgage lenders and financial institutions
verbally confirm a loan applicant’s employment status as stated on the loan

1.问interest rate.
2.让broker or lender帮你出一个GFE,估算一下closing cost.
3.是否charge point?
4.问大概多久能贷下来?
基本上需要问的就是这些信息,希望对你有所帮助!

Lender给你的Credit是1141没有错,你的Loan Agent用这其中的640付了你的Appraisal
,所以剩下的500是你拿到手的Credit.
你的理解或许是Lender的1141 都给你,然后Loan Agent再还你640,但Loan Agent不是
这么计算的。
