价格高涨挤压销量

美住宅建筑商协会NAHB住房市场指数升至74，为1999年8月以来新高，显示出建筑商对

据中国证券报报道，美国商务部数据显示，美国2月新屋销售年化总数为61.8万户
，环比下降0.6%。另据美国全国房地产经纪商协会(NAR)数据，1月份，占据美国房地产
超八成市场的二手房，其签约量也大幅下滑至3年多以来最低位。

A JetBlue pilot suffered an eye injury when a green laser was pointed
directly into the cockpit as the plane was en route to New York's John F.
Kennedy Airport.
The FAA says the incident took place Sunday when the green laser was shone

，且於購買後住滿七年，期間內依25%所得稅率申報房貸利息與房屋稅，「買房比租屋
便宜41%」。
網站首席經濟學家柯克（Jed Kolko）表示，近來房貸利率雖上升不少，但仍處於相對
的歷史低點，房價則因在金融危機中大幅下跌，至今尚未恢復至原先水平，跟租金相比
仍屬較為划算的價位。
他指出，利率日後肯定還會繼續上升，而升至什麼水位會使買房比租屋昂貴，是大家都
想知道的問題。Trulia已利用今年3月至5月的租金與房屋售價數據，做出一份租買分析
報告。
根據這份分析報告，在房貸利率低於10.5%前，買房都將比租屋更為划算。即使利率從
目前的近4%升至5%，買房仍比租屋便宜34%。
當然，各地房市仍有不同房貸利率臨界點，即令買房變得比租房更昂貴的利率水平。舉

据《华尔街日报》报道，加州最近几个月“炒房”数量已经达到2005年末期以来

场终于已做好在2014年带动经济其他领域加速前进的准备。
之所以这么说，是因为住房市场的重要方面正在发生变化。
地产网Trulia首席经济学家Jed Kolko等专家预计，来年的购房主力军将不再是一直带
动许多城市房屋销量的投资客，而会由家庭改善型购房者和首次购房者挑起大梁。
去年9月，工人们在犹他州圣乔治建造一栋房屋。抵押贷款利率曾在今年早些时候跌至
纪录低点，但接下来应会小幅回升。美国联邦储备委员会(Federal Reserve, 简称：美
联储)上周表示，将开始缩减债券购买计划。债券购买计划对长期利率构成压制。
与此同时，住房市场的供需状况最终处于平衡，这应会推动房屋建设。
将上述所有因素综合来看，意味着住房市场相比前几年（房价先是大跌，之后又随着存
量减少而反弹）已变得更趋明朗，但同时上涨势头可能不再那么强劲。
