其实他们都是泡沫。现在国内取一个老婆，要付多少钱？要打发娘家亲戚，没有几万出
手，一定会引起事端。国内房子已经泡沫化，但是你不能不住房子，是泡沫也得买。黄
金价格飞涨，让人却步，不买将来也无法应急。
各位老大们，买泡沫吧！ 俺见过只买房子和黄金这两样泡沫，而不愿买老婆泡沫的。
每天 Date 同一个女人。无论女方如何保证，将来不取分文，他就是不扯结婚征。黄金
，房子都是固定资产。唯独老婆是移动资产。既然会移动，就让她永远移动吧。
但是俺的老婆却是固定资产。她不会说英语，能往哪里跑？虽然听不懂交响乐，也不懂

Mostly your portfolio is fine, but it is better to have US total stock index
or S&P 500 index.
Vanguard Equity-Income Inv is not really a US stock index fund.
Semi-annual or annual rebalance should be generally the same in 401k/IRA
accounts. There are studies confirming this. |

inv. property purchase price:$200,000. downpay 50,000(25%) 30 yr rate at 4.

net rent=1700(rent)-545(int/mo)-208(tax/mo)-300(HOA)-200/12(insurance/mo)-
100(maintance/mo)=440
440/50,000(downpay)=1% ------- far off 8%
if I want 8% return, I will need 50,000*8%=4000 for net rent----that's
impossible for a condo, or most of the properties.
did I calculate anything wrong? |

发帖数: 6055 | 47 仔细考虑以后还是决定买bond fund为主了，我觉得玩bond专业的团队优势太大了，自
己不太可能工作时间下单买bond。而且bond fund比较好出手。我会选最近一年
dividend占了return 75%或更高的，找价钱不怎么变，靠dividend吃饭的。
因为Fidelity和Vanguard是泰山北斗，用他们平台交易他们自己的产品是没有手续费，
我估计是二选一。Fidelity好像如果交易别的东西好一些，所以可能还是Fidelity。不
过vanguard fund每年的expense真的低啊。
