如果你有loan, 你所购买的 lender's title insurance, and Home Owner Insruance 受益人是 lender, 并不是 borrower， at least in CA.
如果你没有loan，不需买 lender's title insurance。
至于Home Owner Insruance，你想买就买，你不想买就不买，主动权在你楼主手上呀。 |

对于这个insruance，您也没有必要去找其他的insurance公司看能不能解决，因为事情
已经发生了2周，其他公司是不会冒这么大的风险去做这个事情。
建议是去直接问银行，看他们想要什么和告诉他们您有什么。
虽然差一天，但是到目前房屋为止没有任何状况的话，并且insruance现在是生效的同
时银行也就不会过多纠结。

警察报告 is not that important, it is just a statement of the drivers, and
the witness.
but if you don't know what happened, and can't describe it to your
advantage, then insruance company can only reply on other driver's

some people find a bad lawyer, go to a bad doctor and don't show up for

2）联系对方insurance，让他们去修

另外，应该只能贷30年固定的program，还要看其他债务有多少，理论上贷款是能够拿
到的，卡边儿。不过，实际生活可能会很紧。交完水电煤气，网费，手机费，吃吃饭，
加加油，买买日用品等之后，很可能所剩无几。 |

三个月游泳池的pumper就不工作了，找了他们的人来看，接着又是修，折腾了好几次也
不愿意换新的，最后我一怒，就自己花钱换了。他们每次派人过来appraise，我还的掏
$50的fee，还的请假看着他们弄。
可能我用的insruanc company 不好吧。 |

发帖数: 1184 | 39 Mortgage Insurance并不是终身要付的。当贷款的剩余balance除以当时房子的市价小
于等于80%的时候，Mortgage Insurance就可以取消。只要在想取消Mortgage
Insurance时做一个Appraisal提交给银行就行（无论是贷款付到一定程度，或者是房价
攀升都行）。但是，并不是说所有的Mortgage Insurance都能够在close之后马上取消
，有的lender规定一年之内无论如何都不能取消，有的lender是6个月，也有2年的。所
以要和lender确认清楚，另外，所有的lender-paid mortgage insurance（一般用
borrower paid）都是终身不能取消的，只能通过refinance来取消。
至于Mortgage Insurance的付法，其是和本金&利息每个月一起交的而且是一个定额。
您听的说法应该是一开始几个月交的是“interest”而不是“insurance”。一个贷款
的本金和利息的每个月交的是固定的，中文叫“等本息”，而本金和利息占总量的比例

但是不知道一般的mortgage是不是也是这种情况。
问了几个lender，chase跟我说要保持11年左右，有一些agent说只要principle超过22%
就可以免掉insurance。想问下，这个是贷mortgage的时候合同里面说好的么？如果当
时首付不够20%，大概过了半年，principle超过22%，我可以要求drop掉 这个
insurance么？这个要申请还是自动就没了？这个有cancellation fee么？

trust的instructions，我总结下，
* money market account， stock，mutual funds需要把owner改成trust的名字
* 401K是需要把配偶设成primary beneficiary, trust as contingent beneficiary
* personal property， joint checking，primary residence都不需要改
* life insurance，只需要cross ownership，因为我们还不是公民，把配偶设成
primary beneficiary，孩子, trust不需要写在beneficiary里，这个我也不是很sure
，可能跟我买的life insruance条款类型有点关系吧，最好咨询自己的律师
* 还有coverdell什么都不需要改
* IRA似乎是自己做owner，配偶是beneficiary，然后是trust
* 房子似乎是要把deed转一下，我们不打算做，所以没... 阅读全帖 |
