A123's stock rose to $25 high within three months of its IPO. The good news
for me is that my broker bought me some shares at IPO price then we sold
them at its close to peak price. Anyone having some informaiton for this
copany knows it is a piece of crap. But once agian to make money in stocks

1。 ZIPREALTY网上看了3个月房,其中要求REALTOR现场看6个,结果3个没有MAKE
OFFER,就被买走了,剩下三个两个被OVERBID了,终于这第六个成交了。有3个房子在
市场上都90,100多天了,结果我要去看,或MAKE OFFER了就卖走了。(现在对那些动
则看上30多个房子的兄弟还很敬佩,我是没那份毅力了)
2。 一开始就准备只买SHORT SALE 或FORECLOSURE的,结果在一个SHORT SALE 等待许
久又被OVERBID后,就只关注FORECLORE了。
3。3个OFFER都高出ASKING PRICE,但两个都被OVERBID了,最后成交的OFFER也比第二
高价的只高2k.s所以FORECLOSURE 的出价只看合理的市场加加上一些合理的打折。如果
市场价是500k的话,我会出个15%DISCOUNT的价格再减去估算的修理费用。
4。看房子的时候特地和一个老印同事一起去看了(牛印03年300K买了一个TH,06年顶
峰成功530K出手,现在租着一个TH,随时准备出手)。结果经过他测试房子主要结构,

regular house. The seller is responsible to provide a clean
title.
Buying at auction is a different store, the buyer is responsible
for any lien higher up on the list then the foreclosing party, things
like property tax, first mortgage, etc. I don't remember HOA is
on that list. Better check with an attorney specializing in
foreclosure real estate.

上星期发现他们approve 的rate is 3.75%. 他们说我们ltv高于 70%, 所以拿不到3.5
%利率。 我才发现appraisal report 把我们房价低估了10万,说我们这foreclore
rate is 2/3. 这里是fremont mission, 我们住的地段是很安静的cul de sac,
appraiser 搞错了。
apprasier不想重新做evaluation。loan agent也不想一切重来。I talked to the
bank, and they asked me to contact loan agent. 我留message and wrote email,
loan agent也不回。今天收到银行email 叫我们和title company 预约sign document
.

LZ可以上zillow上看一下自己property的估计,最近很多地方房价都跌了,有些时候估
计报告连zillow上的价格都达不到。 |

e*****3 发帖数: 610 | 9 SUBPRIME推高了烂区的房价,好区水涨船高,价钱甚至涨得更多。经过这场金融风暴,
烂区被打回原形了(扣除INFLATION,大该是99年的水平)。好区因为大家不差钱,
FORECLORE比较少,价格基本没动,这样也算正常。
可是问题是为啥这么多人去抢这些明显OVERPRICE的房子?
昨天看THE MILLIONAIR NEXT DOOR。终于明白原来房子不仅仅是个家,也不光是个
投资,更重要的是成功的象征。特别是咱中国人,基本上就是为别人活的,别人觉得咱
不成功,那真是连活下去的勇气都没了。跟别人说住PA,SARATOGA时那种感觉,一定是
PRICELESS:) |

I do not think there is ANY value in these apartments. $750 HOA fee is like
