现在FINANCE／PURCHASE一个20K的车对1-2年后贷款买房申请来说区别大吗 ？
如果ＦＩＮＡＮＣＥ的话是在申请房贷款前还清好还是没关系呢？ |

司,她说我们可以拿个4.375%, NO COST. 可是今天她打电话来说我们的credit sore 最
近下降了(第一次做的loan 是3个月以前) ,所以给不了4.375%,只能给4.625% no cost.
家住NOVA.
2个问题:
1) 4.625% - 有必要现在做 re-finance吗 ? 还是在 shopping around 或等credit
score 上去了再做?
2) 想打电话去Equifax argue, 能解决问题吗? Equifax 说我们 " proportion of
balances to credit limits is too high on bank revolving or other revolving
accounts", " too many accounts with balances" - 这个我们不同意.
恳请大家给点意见. 先谢了. |

如果想将Financing Contingency延长至closing那天,除了推延"Seller's right to
terminate"的日期,一般还有什么途径?

finance部分加入如下描述：
Financing addendum needs to read: interest rate not to exceed“prevailing
rate of interest” and loan not to exceed “2%”
这个prevailing rate of interest是市场上一个平均的利率吧，那loan not to
exceed “2%”是啥意思啊？
如果我的信用分数750+，容易拿到满足seller要求的贷款不？

上没有finance charge，可是三月份刚收到的帐单上面显示APR已经变为6.24%了，收了

给了supervisor又查了15分钟告诉我，你的BT是通过电话做的，不是写的check，你的0
％APR只到02/09。

电话再三确认是不是0％APR，是不是到9月，要不是因为交学费，我才不去BT呢，还有
75的手续费。现在还没钱还，每天都有finance charge。只是当时电话没有录音，现在
说什么都没有证据啊？

非常普遍，这个钱是首先拨给大学或者你老板，然后你老板用这个钱资助你，
这个情况不属于Government financing。
一般签证官只是对于J1是否需要豁免做一个initial decision， 这个
结论可能是错的，真正最终的决定权在DOS， 楼主可以向 DOS
request for an advisory opinion for J1 wavier. 如果楼主
是中国人，基本就是需要来自中国大使馆的NOL。
楼主当然也可以问你学习的ISSO的工作人员，我记得我当时问过我们学校
的关于我是否被Government financing(老板funding来自DOE)，他们
明确地告诉我我不属于。

我是在瑞士自费读的博士,然后１３年拿到瑞士自然科学基金委的一个fellowship来美
国博士后.现在发现当时的DS-２０１９上面的"subject to the two-year residence
requirement based on" 以及" government financing"均被签证官打钩.签证上面也写
着"bearer is subject to section 212e".
我去瑞士留学之前有申请国家公派,被选上了,但是我没有要(因为瑞士的老板后来说可
以support我了).而且我也拿过优秀自费留学生奖学金,这应该说明我和中国政府没有经
济关系了啊.是不是这里的"government financing"是指瑞士政府?
我这种情况能申请豁免吗?有没有类似情况的朋友?
马上要申请豁免了,希望大家能帮我解答一下,或者指导一下下一步怎么办? |

我今天和我们学校的international scholar officer谈的时候，她说一般J1 scholar
的ds-2019是exchange vistor skills list， 这样的话豁免都没有问题。但是如果是
government financing，就会比较麻烦。我像知道，这个government financing前面打
勾会不会影响我的waiver。 |

昨天收到电话，德意志银行onsite挂了，仍然想找夏天的实习，不知道版上的大牛们有
没有手里有机会的。
本人计算机博士在读，预计11年毕业，想找finance IT方面的实习
背景：
1. 熟练使用c++，平时research都用这个写code，有时用python写脚本做数据处理，用
过SQL, java, matlab，现在一直在做的是大规模数据并行处理，用mpi。
2. 在国内搞过几年machine learning，了解并使用过svm等工具。
3. 目前在一个协会作fixed income分析，主要是treasury部分，协会大概管理$4.6
million。其中一半资本在treasury sector。目前正在做一个项目，用svm作回归预测
失业率。
4. 五年国内股市股票交易经验。

学位，on finance或者management。理想中明年能够转到北加附近某个学校，这样就不
用异地了。
女朋友基本情况：GPU3.5左右，GMAT还没有考（模拟了一次，大概620左右）。
我们搜了下附近学校，基本都没有什么master的program，顶尖的那几所都是MBA。有一
些要求很低的学校，怕去了还不如呆在arizona好。所以现在很矛盾。请教各位，能否
给我们推荐几所有master的学校？

他什么选择的。美国的商学院硕士学位不会像中国的分得那么细致的，要么就转去读
Acccounting或者tax。MBA如果不是念top学校，不念也罢，浪费金钱和时间，出来更不
