我从gilt买的,final sale的,选了最小的号S,没想到老美的S居然这么大,算S偏M号的那种尺寸,唉,第一次在gilt买东西就这么失败,以后不在她家买了.

因为两次连续的加样中间停顿时枪（20uL移液器）放在bench上（没有带tip)，没有挂
回枪架，之前口头提醒过一次，会被bench上的脏东西污染插tip的地方，可能污染检测
样品（病人血样PCR），今天直接通过HR直接给了First and Final warning，并口头说
试用期结束前要再讨论这个问题。Letter里说再被看到一次就直接开除（Fire not
layoff, without notice in advance）。东欧老板下的红脖子老板手下的fresh
postdoc,中南部顶级医学研究所。大家帮忙出出主意吧。 |

不能退出。

有经验，而是太有经验了。代理为什么要写final walk through? 是让你们有机会在
final walk through里面发现问题，然后退出，使她拿不到commission么？
合同当然是你自己先根据标准格式修改，然后自己找朋友推荐的律师修改核准，此间和
你的代理一点关系都没有。事实上，整个买房过程，除了最后拿rebate，和你的代理都
没有关系。

The house must be in the same condition as during the inspection + fixed all
the things you required.

搬走。根据 county 规定，我们要在前一天签好closing/loan fund 的

现在最主要的 concern 是，我们 final walk through 应该在什么时间做。
如果在他们搬走之前，我们的concern是在walk through 和closing 之间
比如，他们在搬家的过程中，出现了问题怎么办，比如墙被磕坏了。
如果在closing当天，他们搬走之后，这个时候发现问题我们可能没有具有
法律效力的方式来 hold closing。
请问版上有没有买房里面还有户主，你们都是什么时候 final walk through 的？

。我说上次inspection的时候，seller没有把fireplace的controller或者remoter留下
来，也没有把garage的opener和院子前面一个自动的铁门的remoter留下来，所以也不
知道是不是有问题，我说让seller把这些remoter留下来我要final walk through检查
一下。我agent说seller有可能不给，等close完了我从title company拿到。我的问题
是我的要求合理吗？如果seller不给怎么办？我如果坚持不给不close的话，最坏的情
况下，earnest money能拿回来吗？

双方agent跟seller联系两次，seller都说是photocell自动控制，没有开关，晚上自动
亮，我final walk through的那天晚上我去看了不亮。后来listing agent发现其实有
开关控制photocell的。还有一个是fireplace，我提前一周给seller发了个list，让他
留下fireplace key，我们在final walk through的时候看看是不是work，结果他没留
，现在listing agent买了个key。

小时，卖方和卖方agent都管不着。这个跟listing agent是不是powerful没关系。而且
如果买方在final walk through发现新问题，卖方还要在HUD-1上返钱给买方呢。
关于HUD-1的签字，之前无论出多少回改多少回HUD-1，最后都是买方卖方在过户时签一
次，表示同意并生效。
关于lender打钱的事情，listing agent说的完全不靠谱，Y也不会支付利息，凭什么Y
就能跟lender协商。
lender如何放钱和如何收钱都是有程序的。不会因为一个agent就改变的，那是砸饭碗
的。
买房子不是一场噩梦，是人生成长的重要经历，跟会走步、会说话、会打架一样。
要学会享受它。
卖方比你心急，你不买了，他们时间上玩不起。
卖方agent和买方agent也比你急，你不买了，他们就没钱拿了。

第一轮审查的文件至少包括：1.签字的贷款申请表和相关的disclosures.2.收入 3. 信
用报告 4.purchase agreement. Conditional commitment 一般在提交材料之后的1-4
个工作日能收到, 这份文件能让seller 知道你的贷款进展，也能证明你在积极地履行
合同去remove financing contingency.
这里的commitment可能包括以下的 conditions: 1. 资金证明 2. 产权报告（title
report）3. 房屋估价报告 （appraisal report）4. 房屋保险的quote 等。当我们把
所有的 condition 都处理好之后， 银行会发出final commitment,也就是final
approval.
有经验的loan officer能预计哪些condition会出现，让客户提前准备。 |

发帖数: 2751 | 50 建议大家final walk through前要找builder要钥匙，自己仔仔细细的花几个小时看一
遍。
我们在final walk through的时候很快就看完了，结果closed后回来的时候又发现窗台
角缺了一小块。sigh，只好忍了。
close后，title company交钥匙。结果给钥匙居然打不开门。幸亏时间还早，只好又找
builder开门，又等了好久让锁匠解决问题。锁匠说是钥匙没有配好，但是他又没有带
配钥匙的工具，只好把锁换了。如果下班了，加上长周末，不能开门那就太惨了。
所以建议各位close时间选择早一点，如果有意外可以在上班时间解决。 |
