像你所说是你的朋友，我想他可能不是故意骗你，而是他不知道当初他买的这个车有问
题（从报告上看应该是拍卖行的人disclose了给买车的dealer，而不是dealer
disclose了给你朋友），的确有不少的人会因为价格因素去拍卖行或一些私人车行买车
（有些私人车行规模并不小，所以有的人可能分不清楚），当时这个车行去拍卖行用很
便宜的价格买了这个撞坏的车子以后肯定是翻新过了，卖给你朋友的时候可能没出示
carfax，也可能当时carfax也没有显示，就没有细看这个车有没有撞过，其实车子有没
有大撞过是可以看出来的，即便carfax没显示也通过n种方法看出来。那些小的damage
，划伤什么的看不出来，要用测喷漆厚度的小工具才行，不过这种问题也不是什么问题。
那么买这种车的坏处是什么呢？

然后Plumber直奔地下室的Main Drain，清出一大堆的树根。 Charge了500。
半年后Main Drain又堵了，再次清理，又是500。
Plumber建议把main drain挖出来换PVC管，由于价格太贵，我没有同意。
之后我听邻居的建议开始用root killer，每4个月用一次，于是树根到目前没有复发过。
最近考虑卖房，请问：
1. 我作为卖家是否有义务Disclose 这个main drain里有树根的问题？
2. 我是否应该 Sue 没有向我Disclose这个问题的前卖家？ |

说GFE disclose之后必须等 3 full days 才能 schedule closing
结果这厮过几天就发个新的给我 每次钱数都莫名其妙的上涨 靠的！

想买的是个trust遗产房。一直问buyer agent老爷爷老奶奶是否在房子里去世。
Buyer agent说一般不会,说问了不是。我们一直很care这个事情。
因为在Irvine的很好的学区，房子卖的非常贵。list的均价大于$400/sqft,一直不怎么
肯降价，最后进escrow时也没讲下来多少.一直以为敢卖这么贵，这么拽，又问了说不
是在房子里去世，就没有一直跟agent纠缠这个事情。
今天去做inspection.做完了临回家前buyer agent给了个信封装着disclosure doc.
回家一看，老奶奶08年底在房子里去世。今年老爷爷在医院里去世。
据buyer agent的讲法，说listing agent当时的回答是 “The parent passed away at
a hospital.”parent和parents单复数之差。生气。感觉被忽悠了。仔细看doc, 文件
上的日期是两三个月前，seller有签字，agent没有。不知道是不那时候就给agent了。

background may have diff concerns--no right or wrong. my Korean clients are
the most aggressive--don't care just about anything as long as it's Irvine.
weight the various aspects of the deal--price, location, time/energy spent,
alternatives (important in Irvine given the high price tag!!). lots of
opportunity costs involved here.

Nobody is a winner in this case. You lose your locked low rate, time. Buyer
agent loses his/her credit. Seller loses precious time/cost.
So ask this question straightly and seriously next time. Since this
disclosure is mandatory in transactions, it means that many people have
similar concern. Keep on looking for something you like best. I bought my
property from bank, which is exempt from disclosing such info. I assume you
knew this already.
Don't buy a place because of low rate. Just |

they violated RE license law, or/and civil law. Firstly you can tell your

另一个原因我想告是因为，还有非常多小问题，我都是自己承担了。下面会举例说明。
这个事情比较大，而且有证据证明
是旧问题，所以不想吃这个亏了。
说说我碰到的麻烦吧，希望能够给大家提供个经验教训参考。
第1种是住进来才发现的问题，因为房子是全部REMODLE的，所以很多属于没有做好，比
如淋浴间地板小瓷砖没铺平，切
割不平滑，好几个地方扎脚，这些事不费我钱，但费了我很多时间精力，CONTRACTOR来
了好多次，每次修一个地方就
跑了，现在有的还没修好。
第2种是INSPETION是发现的问题，说了给修好，可都是表面的，根本没有。比如FOOD
DISPOSAL下水非常慢，一楼的
洗手间里洗手池中间那个塞子卡着，非常难用。她都答应修好，可是等住进来，才发现
还是很不好用，都是临时修了一下
敷衍过去。我重新去买了FOOD DISPOSOL，重新装。然后第2个问题，现在也打算换掉
水龙头，因为那个质量很差，就
是不好用。CONTRATOR修了好几次的，都不行，我想行的话他们当初也会修好了。别的
地方水龙头是和这一套不一样
的。

内，房子确实离机场很远，可是明显在航线上，但是NHD里面另外一项是否是airport
influencing area,这里注明的是NO.

成H1了。
现在在应聘一个工作，网申的时候就有一个问题问，现在或者将来是否需要sponsor，
如选择了“是”就不让申请了，选择不需要才能继续申请。
当时选了不需要sponsor，申请成功了，现在人家要面试，不由得很担心是不是应该主
动disclose我的签证状态。情况是LD的公司已经帮我们申请了绿卡，但是这个东西说不
清楚啥时候好，基本上遥遥无期，短期内看不到递交485的希望，所以还是会需要单位
sponsor我的。
想如果拿到Ｏｆｆｅｒ先进去工作半年再跟公司提，但是感觉这种行为是故意欺骗。另
外是我的工作是文科性质的，基本上他们不太需要特意找个中国人做。所以来请教一下
，看看有没有过来人能给我一点建议。多谢多谢！
