和娃爸以前没孩的时候已经玩过orlando,所以这次基本是完全按小孩的喜好行动。经验
就是，小孩的喜好真是unpredictable. 所以想和大家分享一下两个小女孩游disney的
感想，希望对别的家长有帮助。
老大的胆子在同龄中算中等，不是特别胆大也不是特别胆小。老二的胆子在同龄中算是
偏胆小的。老大很喜欢princess, 老二最近两三个月开始明白什么是princess,在姐姐
的熏陶下可以辨识绝大部分的princess, 还认识micky和minnie。
这次我们住的是Disney里的port orleans riverside, 12月3-10号去的算淡季，有free
dining plan的promotion.
Disney resort:
这个port orleans riverside在Disney算是中档resort, 但不得不说光看房间是完全不
值，基本是2-2.5星的水平，但是除了房间，别的都不错，landscape很漂亮，一般3星

发帖数: 1875 | 6 想增加一个formal dining room（主要考虑以后resale的影响），方案有两个
1:把一楼进门右边的一个office改成 formal dining room，方法就是把office朝向厨
房方向的墙壁打掉（计划在图中蓝色虚线部位打开），改造为open的形式（只留柱子或
者弧形大拱门）。
好处：费用不算太高（几千之内）
弊端是：这样改了会不会也觉得别扭，因为从这个office到厨房还是不近。且进入厨房
的门就是普通门的大小，显得还是拥挤。另外还涉及到改造电线的问题，和重新装衣柜
的问题。
2：在living room和厨房之间的空地上加建一个dinning room（如图红色虚线处）
好处：floor plan和大多数房子一样，比较流畅
弊端：因为涉及到室外施工需要申请permit花时间要几个月以上，且费用比上一个方案
高约1万。最主要是担心时间太长耽误厨房的remodel工作（因为涉及到开一个门到厨房
，得安排对应的厨房柜子和台面的布局）
3）有人也建议不要花钱改，主要认为厨房和family room之间的dining area（即早餐
间）够

厨房布局，可以看见右边白色的门那一小块地方放家用小餐桌，但是放不下formal
dining table.
我的问题:
1.这种拐角的living room & dining room是不是设计不太合理，不能最大限度地利用
空间？
2.沙发应该摆在living room什么位置？dining table应该摆在dining room什么位置?
3.那种长方形(一边是living room,一边是dining room,中间留一个过道去厨房)的设计
是不是最好的，能最大限度利用空间的floor plan?

我的理解是，B那个餐厅，是formal dining room，平时应该不怎么用的，厨房旁边一
般应该还是有一块可以吃饭的地方，老美家里平时也不怎么用formal dining room，一
般都还是在厨房旁边放小一点的餐桌吃饭，但是逢年过节家里人聚在一起，就会用到
formal dining room。反而A是只有dining in kitchen，我觉得整个房子就少了formal
dining room这个布局。 |

dining 的空间，把目前的dining area扩大占用后院一部分面积，修得像个阳光房
，用这个阳光房作为formal dining 的区域，这样的工程需要时间和花费应该比单独加
个formal dining room的费用更小吧？ |

kitchen之间加formal dining room，就只能做一个14×9的formal dining room，这种
的话即使把living room 和这个dining room之间的门开大做成open的，是不是也显得

买的新房。builder不加钱标准配置给dining room, living room和den 铺的地毯，其
他房子是tile.
加钱让builder都铺地板贵死了。本来想就要builder的配置。有钱自己今后再把living
,den，dining铺地板。但这样要去kitchen必须得经过dining或living.地毯用不了几天
就脏了。 所以现在想找一个最好的方案，今后升级也不花冤枉钱。似乎现在多交$700
只把dining铺成瓷砖，今后升级再把living,den,或者family铺成木板最核算，就算到
时把dining也铺成木板也就多花了$700. |

石头的那种SIDING,都是水,马上给AGENT打电话,AGENT不能来,叫来了OWNER,房子已经空
了,没人住,坝OWNER住附近.2楼一间卧室全是水了,靠窗户的地方的暖气管正在往外喷水
,不是特大,可是因为时间长吧,把整个房子都弄湿了,脚踩在地毯上,都是湿脚印,地毯都
成海绵了,楼下是DINING ROOM,天花板已经有2-3处发现一片片的水印,从DINING ROOM的
吊灯上在滴哒水. DINING ROOM地上也都是水,不过没楼上的严重罢了,DINING ROOM窗户
上也都是水. 从没买过房子,咋那么倒霉呀. OWNER就是个葛朗台,就不开暖气,在我们
进屋时候,和冰窖是的. 买房真是捞心捞力呀.我们是想还要,毕竟都走到这步了,已经花
了不少钱了. OWNER说一定修,当时就叫了PLUMBER来,哎.大家帮着看看,是不是不能要这
房了? 谢谢,帮着出出主义. 如果我们买,应该要求OWNER怎么修呀,OWNER说不是什么大

1. 钢琴在living room里面，然后放几个chair, or sofa, 钢琴是show off，需要客人
来的，大家一起弹弹唱唱的东西，不是躲在某个角落的。另外通常living room也就是
个display的地方，所以放钢琴正好.平时起居坐行都在family room里面。
2. loft 可以做home library, 沿着wall 一圈build in 书柜，然后放两个chair, or
sofa decor,然后bed room 2做你的工作室or 书房，这样即使需要用到书也方便拿。然
后home library 也是一个show off的地方，在open空间才气派。你可以search home
library, or 在houzz里面去看，很多在loft建library的图片。
3. 健身房可以放在楼下左手的bed 6,因为健身器才在楼下运动起来对家里影响不大。
4. 就是你的pets,你好像说可以放garage? 还是别的地方，我觉得最好不要放房间，放
房间，你以后再出售的时候要做很大处理，味道太大。你一定要，可以放1楼右手下面

table lamps, floor lamps ,其中后两样不一定要完全match.另外formal dining,

虽然我这个不算很好区，也60+万了。要是加建一个dining room，就怕时间太长（至少
要3个月以上），耽误厨房的remodel（因为要在厨房开到ding room的门，我估计不能
先remodel厨房，再加dining room吧？），我们原本想等厨房remodel好了就搬进去住
的。总不能等3个月后dining room修好了再进去吧？实在纠结啊 |

1. dining和kitchen之间隔个pantry， 要穿过去。 太常见了。我觉得很正常。没看出
有啥问题。很少有人用formal dining. 你想在那里干啥就干啥好了。
2. garage档住dining room的光。 对于现在lot不够宽，又是attached garage的房子
来说， garage十有八九要档点什么。 dining不是在正面已经有窗了嘛，更不是问题。
3. 二楼厕所太少。 这个要求太高了。 很少有房子是 楼上4 bed, 却有3 bath的。 对
于30万多点这个价位来说， 几乎是找不到的。
4. 没有地方放电视。 电视要被迫放在fireplace上面。 太多太多的房子是这样了。
而且对于你这个plan, 很容易解决。 对着后院三个连在一起的窗改成两个单独的，
重新布局一下， 中间是墙，放电视。 fireplace旁边一边加一个窗。 或者把
fireplace移到对着后院的墙上, 旁边各一个窗。 fireplace两旁一边一个窗很好看的。
