。。。最后，dealer表示除非他能拿到其他人的MSRP discount的proof，否则一分钱都
不愿意降价。
所以，在此求已经拿到 14% off甚至更多的2013 outback premium的各位大神们
，能否发一个你们最后contract form的copy，我看到了dealer给我看的那张，就是有
dealership的名字，和MSRP，sales price，tax，document/government fee这些的一

因为买房的时候签了offer letter和contract，在最后close之前都能walk away 不知

是想通过车贷积累信用记录，所以打算慢慢还。 因为银行给的利率不错，所以也不打
算找dealer。
银行说我的情况已经pre-approval，然后就只要上传purchase 跟sale agreement就行
了。。。
我想问的问题是我去dealer那拿purchase contract的话，dealer会不会找我要deposit
啊？
我当天不会把车开走，dealer有没有可能再我没拿check回来之前卖给被人呢？
如果最后银行因为某种原因不给我批loan的话， 这个contract可以cancel的吗？

者调整对tenure 的要求吗？
刚来的那一年系里情况就有一些突然变化（跟我工作有直接关系的老师走了一个，还
有一个几乎一整年请假，导致我工作量增大）但当时还不清楚具体工作量跟别人比如何
，第一年觉得可能大家都这么忙，但是两年下来觉得今后也还是会很忙，因为学生人数
增长行政工作很多（除了系主任，实际上我的行政工作是最多大的，每个月开会几乎我
都要做报告，有时做好几个......).系主任知道这一点，平时看来他还算照顾我，其他
不一定要我做的事他会帮我推掉。
另外有同rank的老师在进来的时候就negotiate 了课时，减掉了。但是我当年收offer
的时候没敢要求（当时胆子小没有实质的negotiate)。平心而论工作量很不相当。而且
他推掉的课还是需要老师教，对我的工作量有间接影响。
可以以这些为理由在续约的时候要求减课时吗？另外我们的tenure requirement 列的

你要是博士刚毕业不久回国的，工资待遇各学校都有规定，也没什么潜规则。
1. 各个单位的执行情况不同，有的学校就是不合格就会按规定减工资，这也不是
潜规则，人家是明文规定的。
2. 没达到会被 kick out，这点很残酷，好学校更严格。 但学校想留你，或有人保护
你可以例外。
3. 完成contract，审查评估合格，通常意味着有职称或岗位的变化，工资也会做相应
的调整。
有时候也可能降低，也没什么潜规则。我知道一个特聘研究员（三年聘期），变成正式
教授
反而工资下降一点。

我记得一般来说，contract里面都有这么一条，假如inspection检查出来的问题，维修
费用高于某个数字时，买家可以撤回offer，拿回eanest money。我猜的啊，是不是卖
家以前已经被这种事情黄过一次offer了，他就是不想再惹这样子的麻烦。房子一会儿
under constract一会儿又on market，怪折腾，还耽误其他潜在买家。
对你们可能也没啥，反正这个钱你们横竖都是要出。但是你得弄清楚这个次序是否会影
响到你们contract的有效性。 |

类似的房子价格高了7，8w，当时觉得不妙，果不其然第二天无故被cancel验房并推迟
到下周，没有说具体定时间，我们提出要再看一次房也没下文，agent说要商量下给答
复是否给我们看。我们分析房东可能觉得卖得低了想加价，如果我们不同意房东会不会
不卖？合同是标准合同没写违约条列，请教w各位这种情况下，如果房东不卖我们跟他
官司能讨回多少违约金？这样对我们后面买房有什么影响？或者下一步我们应该怎么应
对。
