No need. Your choice of hardwood floor in kitchen and foyer is good. The
place could be carpet and can be replaced with hardware a few years later if
you prefer. Carpet is good anyway.
I'm not sure what you're talking about. But the front brick wall is good to
keep.
This small amount of $ (剩几千块) is not comparable with the house value
overall. You'll see this a few year later (or even sooner). So getting the
options you want is the key. |

My pediatrician told me at least two weeks, and vacuum a lot before letting
the baby touch the new carpet.
My own experience is wait as long as you can afford. 2-3 months should be

kitchen+study. 2000Sq ft.
因为跟Builder incentivie的扯皮，只有3个选项：
option 1, 最便宜36万多，选了基本需要的update（厨房石头台面、洗手间tile
shower之类）
option 2, 37万多，可以要一个rough frame bonus room 400sqft 没厨房石头、洗手
间. 主要lg 跃跃欲试想自己finish bonus room （装dry wall, paint, carpet, trim
），还有要自己找人装石头台面。 不知道这些自己diy得花多少钱。
option 3, 38万多， 就把bonus room 也finish了，也可以选石头台面之类了。
主要问题是：
2万块钱400sq ft bonus room值不值？

1. Vinyl siding is not a problem. The majority uses vinyls nowadays. It may
not last forever but it will last very long (longer than the time period you
live in.)It's your preference.
2.Carpet is not a problem, either (at least from the perspective of most
Americans.) Wood flooring is nice but expensive (>$6000 just for your 1st
floor.) If I were you, to be cost effective, I would wait until the carpet
wore out and then install wood flooring.Again, it is your preference. |

harbors inside. as long as you clean it often, you should be ok (which also
means, if you don not clean often, any carpet can cause allergy :) ) |

搬。 客厅的家具几乎全给人了。冰箱, washer&dryer都留下给以后的租客。 本来想把
卧室的家具也留下，但是想想新家地下室的卧室可以用，还是决定费劲搬走了。 不过
这个月新家里大大小小的东西全部都是网购。这里推荐几样小东西。 可能女ID会更喜
欢, 等以后有时间再说家具。
第一个是个liner, 可以line任何cabinet, shelf 等等。 新家closet的shelf 是白色
的，clothes hanger是铁管子，看着又脏又旧又难看，我就用这个liner把shelf 和铁
管子都包起来，一下子变modern了很多. 买了chevron graphite和chevron aqua pop，
绿色的用在了2个bathroom的drawers和cabinets里。

by a nail in the water pipe placed by workers who finished the basement in
2008. The water pipe was replaced. We have filed insurance claim.
The second water leak in the basement occured in the bedroom in July 2012
right after the neighbors build a fence and retaining wall. The carpet and
padding were removed, the basement was dried out by ChemDry. We have filed

stains. One of my neighbors had his carpet cleaned by 专业的人 before he
sold his house last year, it took a few hours and cost several hundred
dollars. I saw it before and after the cleaning since I had a plan to do the
same (instead my plan has since changed to hardwood floor). I think it was
totally worth it for my neighbor - the old carpet looked like brand-new and
his house was under contract over a weekend, sold within a month. |

比较划算？自己是first time homeowner，无经验，但是愿意学习网上也了解过。包子

1）hardwood floor refinishing，这个找人大概3刀/sqrft，想自己做。现在地面大多
是carpet，所以可多做（1500 sqrft)也可以少做(900 sqrt)。把carpet拆下来貌似也得
费点功夫
2）撕墙纸，刷油漆。这个想自己做
3）kitchen cabinet refacing，这个貌似比较麻烦，厨房不大只有十几个柜子。
4）bay window， 门。这个估计得找人。
5）一些基本的电工，装recessed light, 换gfci socket。这个不是很熟悉。
另外问下oil to gas conversion，貌似长期看挺划算。邻居家是gas所以管道应该不远
。有做过这个的么？值不值？ |

今年收到账单400元维修费用。
1 发邮件给apartment office manager问具体是啥维修。回复说是carpet replacement。
2 要求manager提供evidence，具体是什么样的damage要replacement。
收到几张图片，一看其实就是地毯上的几块stain。
3 发邮件问manager，是否确实已经replace carpet了。 回复说已经done。
4 翻出入住时doc文件夹找evidence。发现入住时的check list上明确写着bedroom有
stain。
5 scan后email给manager，说入住时已有stain。
最后他们cancel了这个bill。
所以说，入住apartment时，任何问题都最好写清在checklist上。。。
keep所有的evidence。。。

装上木地板，但是整个一层都有地暖（radiant heat），在客厅装木地板的时候钉子打
穿了地暖的管子。Seller's Disclosure上也说地暖的管道破了，换了地暖管道。但是
我就一直觉得肯定有water damage。我们的代理一直跟我们说，就算漏水也就是漏一点
点儿，没事儿的，你看地下室的天花板都没事儿。Inspection的人也没发现地下室的墙
壁和天花板有大问题。
但是我还是觉得肯定修过water damage，虽然Seller's Disclosure上没写。我就让我
们的代理催要维修收据。结果要来几张收据。请大家帮我看看，问题严重吗？在Seller

the bedroom is carpeted, you'll need to cut out the carpet to install the
bottom track. and cheap stuff like this really hurts house value when you
sell.
i assume your kids are old enough for you to need this. why not just install
