这种方案还是有不少问题要解决的：1）目前地税只是州一级别的税种，联邦并没有地
税的说法，这一定要通过立法来解决；2）评估问题，对于房地产，现有一套完整的评
估体系，对于公司的资产评估，有很多方法，但是没有一套标准、权威的办法；3）公
司类资产与地产的性质还是有很大的不同的，公司本身有的盈利、有的亏损，目前亏损
或者盈利很少的公司你怎么收他的税？比如Elon Mask的特斯拉，Jeff Bozos的亚马逊
，他们的公司都是巨无霸了，但现在还是基本没有盈利，按盈利来收不到税，你要按它
们的市值（Market Cap)来收他们的“地税”，他那什么来付？只有卖股票了，没几年
公司就得有大动荡，按Book Value收也不行，特斯拉还是负资产呢。
不过，在联邦一级开征地产税，倒是“开源”的一种做法。 |
