NJ的药厂/化工厂的老中很流行这种说法：Short Hills /Millburn 是曼哈顿象样点的
高薪族挤破头了想住的地方。其实你要是跟曼哈顿象样点的高薪族天天在一起上班，你
就知道大纽约地区，还有很多更好的地方，Short Hills真的没必要你这么夸张。
我老板根本就不知道Short Hills。 不过他的手下，也就是我一个组的同事，住在
Short Hills。他1992年47万买的，大概2900 Square Feet。今天Zillow上的估价是107
万。跟我老板在曼哈顿的公寓和长岛的House比起来，真的不算什么。
组里另外一个同事住在BASKING RIDGE。他还是很有投资眼光的。他1997年125万买了一
个House，2005年底的时候感觉房价涨得很多了，就255万卖掉了，另外花120万买了一
个小一点的。今天Zillow上的估价是110万，实际上可能没有跌多少。 |

我要有钱了就往那搬.
1个半小时挺累的，我去上班开车5分钟到火车站，火车到newark50分钟，再转一次火车
半小时，每次去都觉得挺累的，不过我一周只需要去一次。
以前在曼哈顿住着地铁通勤要50分钟,感觉也很不好。
火车比地铁还是舒服太多了，尽量少转车也会好些。
你这种线路我肯定是熬不下来的.
要是就男的一个人跑，离女方公司近也能将就，两个人都这样跑真没法过日子了，如果
有娃的话 |

I just randomly picked 8 Raritan Place, Basking Ridge NJ 07920
It was built in 2001, between 3000-4000 sq ft, in th Hills/
it was sold on 7/9/2009 for $880K. I don't think the market had moved up since then and I think if it was on the market today, you could probabaly get it for $850K or lower. |

再说高中嘛，搞全国排名有个屁意义，本州内比较即可以了。

何热门， 什么一个房子几个家人抢，甚至要比listing price出得还高才能抢到， 等
等。
根据realtor.com, west windsor市场上60万倒80万的房子，有60个，
最近六个月卖了18个， 一年半也消化不了。 40万到60万的房子有65个， 最近六个月
卖了33个，存量够卖一年。
在realtor.com上，查西温莎的房子，绿油油的一片都是PRICE REDUCED，几乎一半最近
一个月都降过价。 现在才五月初， 刚刚进入房市的热门时期，就这样了,到五月底六
月，不知还要有多少降价。
西温莎环境好，房子又大又新。 是个好地方。 但对一个十分的学区来说，房市
也惨淡了些。其实也可以理解，中国人印度人已经占了西温莎一半的人口。 白人
只会往外搬，中国人印度人也都会心存疑虑，止步不前。 看Basking Ridge，NJ,
人口差不多，市场上40万倒80万的房子只有63个，最近六个月卖了61个。
这才是真正有好环境好学区的样子。

不管realtor.com更新如何慢， basking ridge的房子就比西温莎的走得快得多。
所谓西温莎房子一出来就被抢的，更不是事实。 给些例子吧。 我在zillow上查
最近成交的几个房子listing历史，都挂了很久了。
其实西温莎基本就是在铁路北边那些新房子抢手。 广大地区的房子存量非常大。
姑且算你说的都是可信的， 算消化速度，也只能算sold的。 under contract/pending算进去
就重复计算而且最后不一定成交。
再说了， 大约一半的房子降价总是事实吧。 绝大多数房子都在市场上很多个月了也是事实吧。
哪里来的卖价比listing price还高? 给几个例子吧。

你那个代理才能接触的系统，你要说什么就是什么，或者选择性的发表一些数据，
或者不小心重复计算犯个错，谁知道？
横行比较一下，basking ridge的房子走得快一倍以上，总不是realtor.com特别照顾吧。
归根结底，你给几个抢房子的例子，大家就服了。 listing历史， zillow上都看得见
。

其次统一学区不同年份间有些起伏很正常。
我说N遍了，各种排名只能做综合分析的参考，
关键是历史口碑和家庭收入。

There are several guys on this board or 1688 before, mention 领悟 "势" is
the key before you can follow the trend, like speedway168 who earn his 1st M
at that time. Otherwise like you said: 当我看见趋势的时候，趋势已经差不多了.
This is not a study process, but "悟" process.
Many TA guys in this board don't achieve that, so they plot a lot of chart

东部的教育还是比这里好，房价是这里的一倍，而且旧，冬天开车要特别小心，玩得地
方特别多，人多（老印，西班牙人非常多）,交通不好，高峰时期不管哪里都赌，所以
最好买公司附近的房子，工作机会比这里多
我建议搬，因为你这个工资已经是长了很好了，而且将来老婆一工作，20万household
，大概可以在好区买个sfh，60-70万吧，3000sqt吧，60-80年左右的房子（看在哪里） |
