We are looking for a rommie for our apt in Elmhurst. The 3rd floor 4BR/2Bath
apt, is on a quiet street features an eat-in kitchen, livingroom, and two
full bath, close to everything (Chinese food, Jing Ling supermarket, target,
etc), 3mins walk to Grand Ave. R train station with 35-40 mins commute to
Lincoln Center campus.

the reduced book value of AGNC. It is in fair value but not a bargin. You
could buy some not all at once. AGNC can go lower and you have to watch 30
year mortgage rate such as FNMA 3.0.
I am hesitant to buy because I am worried about spiking of interest rate,
which is very bad to AGNC's book value. 10 year treasury rate was increased
from 1.6% to 2.2% in the past month and it is possible that the rate go to 3

1.用来bargin，不过现在几家都只给你1周时间考虑，不能拖太久，这方面功能降低。
2.不喜欢大公司沉闷的工作，想换点有激情有想象空间的工作。
3.现在工资太高了，钱多用不完，准备换一种生活方式（去改变世界）
指望靠股票赚钱甚至退休，是比较幼稚的。 |

employed算撒谎?
我的工作是product manager. 不是SDE. 大家都觉得我担心过度了吗?
Severance只是3个月工资。我也是想全职找工作，这里工作很忙，每天加班到很晚，
PIP 磨洋工加找工作好像不太现实，如果不deliver results (i.e., not show
willingness to improve) 立马缩短PIP时间。这样之前的package也没有了。 |

how much you can bargin depends on how hot the market and how eagerly the owner
want to sell. the probems are just excuse, not really relevant at all. |

这是件好事，可我们就为难了。
还要不要买房呢？我们现在住的房非常舒服，方便，上班只要5分钟，小区环境也好，
买房的唯一动力就是为了孩子上学。眼下这个问题解决了，可是因为抽中的学校只能上
到小学，等初中时还是要往好学区搬， 是现在就买还是等到5年后再买呢？
现在买吧，孩子又不用去那边上学，好像没必要，上班还远了。 现在不买等5年后再买
吧，又怕到时房市起来买不起了，哪里50~60年旧的房子都得60~70万
现在还有一个问题，今天看了一个short sale的房子，80万，1978年的，这年份在那里
就是新的了。价钱也是bargin deal了,什么都好就是背靠一条主路，本来是铁了心要去
抢offer的，现在又犹豫了，还要不要offer这个房子呢？

的condo，所
以卖了两年才刚卖了三分之一，Seller已经降了好几次价了。
我们很喜欢的是这building里面6楼朝南的一间，阳光很好，房型也很好。888sqft,
open 1 bdrm.
Seller listing price是350k（貌似2009年出开价500k+）,HOA挺贵的，360每月，不过
除了电和有
线，其他全包（水，气，健身等）。
我们第一次给offer是1月25日，出的300k。然后Seller于1月28日给了counter offer,
价格降到
335k，然后给7k的credit，这样net相当于328k。
我和老公商量了一天，又回了个counter offer是320k还要15k的credit（包含2年HOA和
closing
cost,upgrades什么的）。这样net是305k。
然后今天终于Seller又给了counter offer,价格还是335k没降，只是同意了我们15k的
credit要求,
这样net是320k。

1. living 和dining room的热风出风口热风很小，所以整个房间和其他房间有一点温
差。其他房间的出风口没有问题。 这个问题是不是很严重阿？ 如果卖家不修，我们自
己找人修，能问卖家要多少钱呢？
2。因为是冬天没法检查空调，但是inspector说，这种空调的平均使用寿命是25年，这
个已经有22年了，是比较老的。但是因为没有办法知道它是不是好的，所以是不是没法
bargin拉？ 如果以后坏了，要花多少钱啊换阿？ 是2 ton的。
3。检查电源总版时，发现有两个地方保险和电线不匹配，空调是25安，但用了40安的
保险，另一个是14安的电线用了20安的保险。这个因为有安全隐患，所以我们肯定要房
主修。但是如果其愿意给credit我们应该要多少才能够找人去修呢？
4。楼上浴室有窗户，但是排气扇坏了。有了窗户，排气扇还是必须的吗？
5。一个卧室的灯是好的，但是和灯连在一起的电扇坏了，同一层其他卧室的灯和电扇

Warranty deed是对买家保护最好的一种deed。不用担心了。一般都是bargin and
sales deed |

因为啥，因为buyer agent 必须bid成功才能拿到commission，如何赢得bid？说天说地
，最终几乎就是价格一条因素，highest bid wins the offer
当然这个highest是valid的highest，比如有人bid一百万，只有五万down pay肯定不靠谱
所以我觉得美国这个buyer agent制度真的是很邪恶的 |
