首先要说韩国拍过很多的好电影，都给人留下非常深刻的印象。有些是靠视觉取胜的大
片，有的是靠独特的意想不到的情节。但是都不及“辩护人”让我深思。
这是一个根据真人真事改编的电影，故事发生在全斗焕总统的独裁时期。为了反对独裁
，学生经常集会和游行示威。独裁政府为了遏制民主的火星，关押示威群众，诬陷他们
搞共产主义，颠覆国家。结果经常的就是被关押的群众被拷打至死。故事主角的原型是
韩国前前总统卢武铉，当时他是一个律师。（当时的韩国要当律师，不论出身，就是要
通过严格的律师资格考试。每年全国只通过60个人，就是说，就算你是首尔大学法律系
的高材生，也只有不到一半的几率可以通过考试。所以电影里面讲到卢只有高中毕业。)
他头脑灵活，当时在干着别的律师不屑干，其实油水多的税务律师，每天数钱数到手抽

你能知道什么是power of attoney，那是社会价值的体现。当初有个叫tiantian777的
id，知道吗？长的王岐山副总理很像的。是la我爱北京天安门协会的会长。开的是
mercedes g55。据说被人追尾，修车就要3万块。结果有次要替一个北大的女生卖车，
就是2007年的audi a4。里面就提到他有那个女生的power of attoney。
这些都是体现身价的名词。就是说你走上社会，有需要这些服务的场面。这就是为啥宁
可当护士，不要读生物的原因。当然能去sloan ketterling，为人类探索是两回事。

If you read the comments below the article, you way get a better view on
this case.
The attoney filed the case on emotional distress. If there is any wrong
doing which led to a bad outcome, I don't think any attoney is going to miss
it. The problem here is: there is really nothing wrong to be sued, but
instead come up with a ridiculous excuse in order to sue. |

类似情况的同学来问，为了那些给了我祝福让我发帖第二天就绿了的同学，我还是决定
来这再说一贴吧，完全是个人经验没什么指导性，就是一段扯蛋的经历，说出来给大家
提供一个案列吧。
2013年9月： DIY eb1a 140，加急，两天后顺利批准。
2013年10月： 结婚，然后主副一起提交的485，曾经担心结婚时间太短会被质疑后来结
果没有。
2014年6月：主申请人（非党员）批准，副申请人（党员）开始经历无休止的Pending,
2015年4月：找了律师 WOM
2015年6月：收到REF 党员问题 ，律师草率回复
2015年7月：收到NOID
2015年8月：自己准备了详细的NOID回复，同时提交了I-601，
2015年8月：最后USCIS没有接受I601申请，退还了支票并且批了绿卡。
1）关于要不要隐瞒党员，这事已经讨论烂了，不想再说了，老实就要吃亏，这就是现
实世界。
2）485批准时间就是个case by case的事件，一直pending的同学别气馁，这事不顺利

1）有宝宝在车上居然开车还这么大意，不看STOP SIGN。被卡车拦腰撞飞，还好估计那
卡车不大，开的也不快，如果是飞驰18轮大卡，想过后果没有。
2）有孩子车保险居然BODY INJURY才2万5，难道对自己车技这么自信，觉得永远不会出
事？我这人很爱省钱，但就是涉及人身安全，俺一分也不省。保险，我买的是最低自付
额（$200）和最高人身险（$1M），家里备枪，还买了万一开枪自卫之后的ATTONEY LAW
SHIELD。
3）这个情况，估计保险公司能给你搞定，但下次如果对方真伤了，100万也不够，保险
公司可是多一分也不会付，哪可就真倾家荡产了。别怪我说话不好听，赶快去加保险是
正道，多一两百是值得的。

In either case, you need a DEED to tranfer the title (ownership) from one
party to another, and recorded the DEED in your country(township). Most
likely you need a real estate attoney or settlement company to have that

closing fee is paid to attorney, you can find an attorney yourself,
may not cost that much
title insurance is also paid to third party
your attoney can do a title search for you, if it can be viewed as a
reissue, will cost only half of new issurance.
Origination fee is what brings you this rate, probably cannot argue
but sounds to be a lot for a 4.375 rate. |

the very first step. Has your lender ordered appraisal report? Has they
issued the seller mortgage commitment letter? If so what are the conditions
listed in the letter?
It is not normal that lender delays your closing for two weeks unless they
have provided the seller/seller's attoney a reasonable reason. Check with
you attorney and see if he/she has requested an extension on the closing
date. |
