The rent expense including all is normally about $280 per month ($271 for

只有两扇有锈斑，现在office说Almost all of the blind door 有锈，因为距离很远
，不可能回去察看，无法确定。另外我们虽然有开窗，但是并不是长时间的，不知道这
个真的算我们的责任吗？不是居住时间长，自然损耗？我的想法是，如果真是因为我们
开窗导致的，那也应该是所有的铁门都生锈。而且，4年前搬入时，其中一扇门已经生

PARK。据OFFICE 说，所有APPLIANCES 和地毯都是刚换的。
公寓小区环境优美，非常安静。每栋楼平均只有12户，每栋楼前都有大的停车场，停车
间距也很宽。
开车五六分钟就有各种各样的SHOPPING MALLS，各种餐馆，佳惠超市。
学区是North Allegheny School District，小学，中学和高中都是10分，MIDDLE
SCHOOL IS BLUE RIBBON SCHOOL，而且离学校很近。离NORTHLAND PUBLIC LIBRARY 也

course, the landlord did put carpets on the concrete floor.
Right now, I am living in a wooden townhouse having wooden floors. But the
house got wet somehow and gave out so many bad smells just because of the
wooden stuff soaked in the water. And the landload could not do anything to
remove the smells.
BTW, any good location around the TN health science center? I would like

Appartement的话，2室的价位，San Jose north在$1800.
1. Country Brook:
http://www.avaloncommunities.com/california/san-jose-apartments
2. Amberwood: 在lundy路上，高尔夫球场附近。
3. 越靠近San Jose 东北，靠近Milpitas,越便宜，比如landess Ave一带，但是有臭味。
4. 沿着North Capitol 往南走，有个 Serra 啥的，价位也在$1800,他们在Craiglist
上打广告。
4. Serra的附近还有个Mission Grove。
5. Fremont 的房子比较便宜，在Google地图上 写着Fremont这个字的附近，也就是
hospital附近，有很多很多appartement， 价格都在$1700,而且房子大。但是你要考虑
到每天塞车厉害。如果是天天上夜班，比较好。跟别人正相反的方向，不堵车。

有人用drywall 钉上去. 虽然方便, 我更喜欢用水泥(or sth), 好象叫motar .
appartment 的墙都是抹的硬梆梆的那中. 请问二者有什么区别?那中最好?
为什么现在都用drywall? 国内的房子用的水泥(毛坯房)多些.

进公司的难处
首先，需要内部人推荐。当然进公司之前的科研合作是最好的交流形式。
其次，进公司也需要高水平文章。
再次，公司往往不支持身份，这就得需要你先办好绿卡。少数给办H1b，但H1b没有
grace period。意味着你一旦失业，那么按法律你当天就得离开美国，连卖房卖车的时
间都来不及。当然很多人用各种方法能多呆几天，再想办法转F1或者跳槽。因此在这条
路上绿卡早晚是个问题。
此外，进公司风险比较大，总有种朝不保夕的感觉，心里不踏实。
最后，也得看行业，形势和机缘。我这个生物沾边专业在美国进工业也不容易。
进公司的好处，
科研压力小，收入高。
生物和化学沾边的职位，进公司起薪是7万美金以上，8~9万也常见。税后是5万美
金左右。IT等行业会比较好，能达到税前10多万，税后6~7万的状态。

1。你提到的“买100万的appartment at 6.5%”，这个6.5%指的是NOI吗？如果是的话，
那么指的是现金100万买下此appartment，net operating income是6万5。portforlio现
金回报率6.5%嫌稍微低了一点。
2。接下来的再向银行借7年的70万loan，指的是cash-out re-finance？不过这个比例的
cash-out refinance要1年之后才能做的吧？这意味着前面100万的现金要占用1年。前段
时间利率低，4%没问题。现在利率上涨了不少，4%不知道还行不行了。
3。那30万的equity所建立的cash on cash yield 应该没有12%。我简单算了一下，大约
是（6.5－4）/30=8.3%。如果利率上涨1%，则这个return变成6.7%。
这么看来，利率对reit影响还是不小的。
