(5.45,-0.11,-1.98%)、朝青、紫竹桥四个区域发现，本轮领涨的二手房小区，都是占
着“学校旁”或者“地铁旁”的小区。

“我们小区的一居室是要疯啊。”每每接到中介劝说卖房的电话，住在上地东里的
市民邵先生都颇为感慨，“两居室才卖5.3万元/平方米，一居室的报价竟然高到6.2万
元/平方米，这差得可太大了。”
带着疑问，记者以看房人的身份，走访了上地东里小区，发现业主报价超过6万元/
平方米的房源，几乎全部集中在小户型。比如，一套47平方米的一居室，业主报价285
万元，折合单价60638元/平方米；而另一套挂着“急售”的45平方米一居室，精装修，
业主报价280万元，折合单价62222元/平方米。
“上地东里比较特殊，属于学区房，有上地小学的入学名额，房源抢手，房价自然
