最近同事都在讨论一个成功案例：据说恰逢18大+黄金10年。很多普通的基层官员都要
退休了。现在那些人都在找美国的博士：
1有身份，最好公民
2工作好
这样他们就把女儿嫁出来。都是美女啊。然后给买一个至少1.5million的大房子。一般
最起码5br+3car garage。里面都是精装修，全套thomasville家具的。然后就安心等待
女儿变公民，把他们接过来团圆。这些爸妈都是自己会开车的。所以最好有3car
garage。
好处是男生可以拎包入住。就是一个package了。从老婆到房子，什么都有了。坏处是
房子什么的全在老婆名下。平时的开销，交地税都是自己的钱。就是说，万一找小三上
位，最后也是拎包出门。而且错过美国买房子的黄金时段。
最近很hot的deal。很多人都在准备买飞机票回去试探一下。毕竟18大+黄金10年，可能
以后一生里面都不会再有了。 |

房子A：duplex，1997年建造，近5000 sf。每边5br,3 bath，出门就有一个公交车站
头到学校。目前seller把另一半租给别人了，租金比较低，只有1000刀每月。listing
price190,000，出价$150,000，可能$165,000可以拿下。这个房子我打算自己住一边，
把另一边租给别人，租金差不离可以cover得了mortgage。不过这个房子的back yard
比较小，yard都在左右两侧和前面了。
房子B：single house，2002年建造，近1700 sf。4 bd, 3 bath。大约要走10－15分钟
就可以到学校的校车站头，离超市很方便。小区相当不错，里面基本是年青白领和学校

奥斯汀房价可能高些。德州税不清楚。
宾州州税 flat 3%. local income tax 0 to 2% (费城4.x%). 房产税以typical 2000
sft 4br 2.5br single home 为例，大概$2000 - 10000. 离费城越近，越向＄10000

下心得和感受，希望对想要看房的朋友有帮助。
1. 先看了Katy Creek Ranch, 感觉房子整体比较局促，房间小而且客厅及后院的处理
觉得像Motel的感觉，neighborhood的整体感觉比较荒凉，没建设开发好。但是房价便
宜，都在25w左右，而且税是所有Katy地区最低的，只有2.85%
2. 又开车在对面的Firelane啥的ranch兜了一圈，里面房子感觉比较大气，但估计是老
社区，有些看起来样式比较老式，看到几家房子门前贴出for sale的牌子，马上上网查
了下，大概都是3000squr ft 30w左右，但是明显房子的后院要宽敞很多。
3. 然后去到Silver Ranch看，总体感觉比katy Creek Ranch要高一个档次，房间布局
也挺合理，挺舒服的，但是后院也比较小。据说这里是Katy大区里的学区比较top的
subdivision, 而且有个高中马上就建起来了，房子升值空间较大。房子也大都在28w左
右。

The apartment is 5 minutes walk to metro ( blue line and green line) through

这儿27万的房子（5br)可以收2400-2500的租金啊（单间价格是550-700），而且学生抢
着租，很多房子都内部消化了。租给老中学生不怕收不到房租，就是脏点，得定时打扫
，最好是楼上楼下都铺

学生走一批来一批，不会说因为买房搬走，但是其他地区就不一定，人家有钱就买房了
，30万的房子头款很好存的，干嘛要租啊。客源没有大学那样源源不断。 |

娃的业余活动比较高端，高尔夫＋网球。35w（这个基本是公开的，好查）
2，G码工夫妇，一娃，最好学区，除游泳无其他业余活动，4br house开好车，个人觉
得过30万了。
3， 老公商人（医药）老婆医学院教授，3娃，高尔夫游泳网球，准好学区准豪宅＋豪
车。这个我估不到多少，但家里有俩游泳池（室内＋室外）的在湾区不算太多吧，过百
