that tax is calculated based the previous price of the property. later in the
year, ur property tax got re-calculated based on ur buying price. the
difference is the supplemental tax. e.g., the old price of the house is 300k,
but u bot for 500k, and u paid ur portion of property tax X% (prorated) x
1.14% (or 1.04%) of 300k when closing.

300K的那个land还稍微小一点, 就算land的部分，300K的那个被assessed的value是157K，而另外一个是134K... 房子外观用料都一模一样，里面不清楚其中一家。。。
这种情况, 去和township dispute有机会么?

就在3个月前俺还没认真考虑过在美国买房，11月底才开始用周末时间走马观花蜻蜓点
水一般看房，圣诞节前后发现理想目标、下offer，元旦前签约开始办贷款，到今天2/9
约定日期的最后一天终于搞定贷款、可以拿钥匙，总共也就不到3个月，恍如快节奏情
景剧。
前面说到11月底开始看房，才看到第3个周末，在Redfin上发现了DB这套房子，是REO银
行屋，4Bed 2Bath，是DB地区唯一一套低价位4房condo。马上约agent看房，那时距离
它list出来已经10天了，而抢REO房子最关键的就在于时间。圣诞节前一个周末去看房
，赶上持续一周阴雨天，寒冷潮湿，别人或许都不愿出门，却正好帮助了我们。刚一下
车就非常喜欢它周围环境，绿化保洁做得非常好。房子本身有点旧，74年建，换过4、5
任屋主，保养一般般，有些小毛病需要修理，但没大结构问题。Foreclosure之前二楼
地毯和墙壁油漆可能被住户破坏过，银行做了重新粉刷和铺地毯。
当时很兴奋，各个房间来回看，除了4个房间稍小一些以外，没啥大问题。布局方正，

利息只跟本金和利率有关。
未贷款前本金是300K，利率是6%，那么下一个月的利息是300K ×6% /12
其他你付的是本金。
如果你重新贷款，利率是5.75%，那么下一个月的利息是300K × 5.75% /12
如果你付一样的本金的话，你会在同样的时间将贷款还完。而付的利息因为利率的降低
，从而你会节省。
为什么有人纠缠不清是，贷款公司是按15，30年重新制定你的还款数目，总额少了，关
键是还的本金少了。 |

前几年到日本和英国攒了大约25K，可怜呀，当时只知道弄里程只能靠飞行，朋友提醒
才加入。后来申请了AA信用卡然后过一年取消，好象赚了30K，时间长记不清了，反正

为了保住里程，又申请了一个卡，好象又得了25K加一个伴随机票。然后赶上买国库硬
币的机会，努力捣腾了300K。可惜信用额度太低，一边捣腾一边骂自己萎缩一边安慰自
己合法的途径不赚白不赚，直到美国国库发现上当不让买了。
上个月申请个人+办公卡又赚了不100K，然后AVIS租车、吃饭什么的，现在差不多有了
550K吧。发现折腾了半天离1M永久ELITE还有一半的路走。原先没留意，现在想起来乔
治克鲁尼演的那个角色能挣10M真实超人呀。

西北航转过来100K。两个合伙以后发现DELTA的票真难换，而且国内的头等仓实在没有

第四年，批爱着地毕业，工作，继续投入股市玩option，300k进场，外婆出场
第五年，继续option，300k变2M，这一年，撑死胆大的，饿死胆小的，信心无比膨胀。
第六年，继续option，3M进场，外婆出来。很多人这一年都外婆了，还欠了一屁股债。
大部分很难翻身。亲身体验财富瞬间消失的感觉，非常不爽，没家底，顶不住的人，跳
楼的不少。
第七年，做股票加option，300k入场，稳定盈利三万
第八年，亏三万
第九年，继续亏三万
第十年，继续亏三万，不玩股市，改去赌场玩，外婆出来。
十年总结：股市赌场有风险。 |
