发帖数: 1 | 7 这就是redfin的猪队友。Redfin本质上就是给这些经纪人服务的，它的估价策略也是为
了让房子能尽快卖出去，让买家卖家心里都舒服。
我早就说过了，redfin的估价就是以listing/sold价格为中心的bilateral filtering
的结果。跟房况，位置，大小统统没啥关系。
当房子卖出去很久后，这个中心会逐渐发生变化。时间越久，越接近市场价。
所以一个从来没上市，或者卖出去两三年之后的房子，看看估价还有点意义。刚list出
来的或者刚卖掉的，估价完全没意义。
经常看到,"这套房子redfin估价才100万，怎么有人出150万，真傻"或者“这套房子
redfin估200万，最后才卖180万，房价要降了”这种可笑的言论。要是仔细观察，根本
就说不出这样的话。
