另一个GERMANTOWN投资房进行中--Short Sale, 3 levels, walkout basment,
Purchase price $136K, will settle in a week.
0.5 bath more that last one.
Stainless steel appliance -- better than last one
3 month negotiation with bank -- better than last one
With about $1k renovation to move in condition(Contractor 的估价)
Target Rent: $1350-1400
BTW, hard to get deals in herndon right now but will keep looking. Next time
I will write some tips on how to put offer on the house you like.

3k renovation to move in condition
mortgage amount: 100k
monthly payment: $580
HOA: $60/month
Insurance: $40/month
Property tax: $160/month
Total monthly cost: about $840
Maintain Cost: $0(up to now) cross fingers, this is case by case, it could
eat up your cash flow and turn it to negative.
Rent: $1300, rent out in a week
Cash flow: $400
Compare to Germantown MD, Herndon VA area has similar returns for
past two years.

Both townhouses are on the west side of 270. Zip: 20874.
Close to 119(great sceneca hw) and lotte plaza. About 3 mins drive to get
into 270.
Market value I would say ~170k. I use 1/100 rule to gauge investment
properties. The closer, the better.

Yes, this can be consider a good deal, but all super good deal are bought by
realtor first, so unless you plan to get realtor license, do not dream
about it. You can get a much better chance at auction (and there are so many
of them right now)
For you, try to make partner quick, you make a lot more money with much less work. (dealing with deadbeat renter is no fun)

1. Check the available/new listing daily
2. Be extremely familiar with the area
3. Send the the offer within 24 hrs and have the contract ratified
4. Have good relationship with listing agent, after you have been market for
a few years, you will know a lot of listing agents/brokers, they might
notify you before they put one house in market
5. Check what bank you are dealing with -- one lender or two, be familiar
with their style, one lender ususally is easier that two...
6. Know how much the owner owned the bank
7. A lot of experience you picked up along the way
......
I failed one short sale in Feb. The sale price is $119k and bank changed
their mind in the very last moment. It made me *&^%$#....so put everything
on paper asap if you could.....

I used two agents for my first two houses. One of them is good. The other
one is not. Even I have agent that time I still visit the house or go to
auction myself. I wrote the offer without bothering them sometimes.
It is much quicker/efficient to see the houses if you have licenses. Now I
am licensed in MD&VA since my investment properties are in both states. So
far VA’s cash flow is little better than MD’s. At end of the day the rate
of return could be same since VA’s house has more repairs….

Update
Settled on 5/20 and rented it out on 6/5/11 with target rent of $1350.
