1)买房要考虑买新房吗？
我们老中买自住房， 在预算允许的情况下， 第一挑选的是学区。古有孟母三迁的佳话
，今有学区房的神奇。 好的学区不仅对小孩子的学业前途有帮助，而且让他们有良好
成长环境，结交好的朋友，避免接触不好的社会群体，所以买房先选学区是明智之举。
老中， 老印，和韩国人多的社区，学校肯定好， 因为这是三个在下一代学习上不惜工
本的移民族。
老中买房第二考虑的是房子的新旧。 总体而言，新房采用新科技建筑材料，绝热节能
效果好，设计风格更加新颖，布局/采光通风安排佳。从建筑商买全新房，有更多的挑
选余地，比如房子的朝向，房间布局的变化，室内装潢材料，色彩的搭配可以完全如购
房者的喜好。二手房，几乎没有可能挑选到同时合乎以上条件的房子。而且新建的房不
用担心以前的住户的疏忽或其他事宜。新房比旧房的保修期(warranty)更长， 一般二
手房，卖家会从某服务公司购买一年的家电空调保修。新房，建筑商会保修新房内所有
一切一年，保修家电空调卫浴排水两年，结构地基10年。所以选择新房，不但可以享用
全新卫浴家电，且不用担心质量问题。
就目前（2013年5月）的奥斯丁房市而言，新房并不比旧房价格高多少，所以卖房时一
定要考虑新房。 因为我个人觉得好学区的新房是最佳选择。
2)买新房需要中介吗？
没有中介，你会损失２％的佣金回扣。
有朋友说我自己直接从建筑商买新房，没有中介可以得到更好的价格。这是完全不正确
的理解。Google上有很多这个话题的讨论。结论是：几乎所有的建筑商多不会因为你没
有中介给你额外的降价。有两个原因，1）建筑商90%的购房者是由中介带来的，如果它
鼓励没有中介的购房者，这个建筑商会失去中介的支持，因为中介才是他们的主要客户
来源。建筑商不敢这么做。2）建筑商给中介的佣金不算入建筑成本，而是计入他们的
市场推销(marketing)成本。是否支付佣金对于和建筑商讨价还价，没有实际的好处，
因为建筑商对于某新房的最低价格是和佣金没有关系，他们考虑的是建筑成本和利润(
margin)。以上两条是很多建筑商销售人员亲口告诉我的。欢迎大家去新房销售点验
证。
在此， 我给所有的打算购买新房的老中的建议，第一次跟建筑商见面时要询问没有中
介是否有额外折扣，如果没有要告诉他们你有中介。有些建筑商第一次见面就会要你填
写客户信息表， 如果第一次没有写有中介，他们以后会不允许你加入中介。(不相信请
google). 当然这样你也拿不到我给的2%佣金回扣。
不要忘记中介还可以帮助你跟建筑商讨价还价，及解决其他很多很多问题。
关于如何保证你的佣金回扣，我的建议是要求你的中介将佣金回扣会写在合同上，这样
白纸黑字有法律约束力。这是我一贯的做法。

it's kinda far out - given the increasing traffic issue of austin, it's only
gonna get worse.
also, Austin has a lot of great HS... on paper only. most of them are too
new to have a track record. i am sure they are not bad but i doubt college
admissions will treat them the same way as they treat LASA/WestLake/Westwood.

不过，对于准备买房的老中，个人觉得应该open mind,不仅仅看spicewood，barton
creek west，canyon creek, 也要看看如steiner ranch， river place， brushy
creek，avery ranch... 甚至lake travis，多看看，多比较，小学，初中，高中。交
通，环境，性价比。这样才能有体会，才能找到对自己条件最合适的区。 |

中介的佣金给你。下回你见到builder问一下就知道啦。
跟你说的恰恰相反，新房相对旧房更容易讲价。旧房你要bid，新房一般建筑商会跟你
谈到没有可能为止才会跟别的潜在买家谈。关于如何和建筑商讨价还价，已建新房还是
待建新房有区别。但肯定是可以讲价的。

to certain schools, the gap bw these schools and others may only be wider in
the future.
As far as i know, Westlake,Westwood, lasa have been the only nationally
ranked hs in Austin for the last few decades.
Not saying they couldn't catch up, but all else equal (all schools are doing
their best to stay ahead, no major scandals, etc.), it won't be easy.
It's the same reason why harvards of the world will continue to do well.

我个人还是挺看好Steiner的学校的。看看steiner 的居民，有相当一部分是律师，医
生，及管理层。不是一般的红脖。人员素质好。steiner的engineer 比例比westwood
低，现在eanes 的一些区也搬去很多高薪的IT engineers（老中，老印）. Steiner环
境好，房价高（税收多），人素质好。有钱招来好的校长，同时家长重视，学校不会差。
如果小朋友才上小学，Steiner是很值得考虑的。

to certain schools, the gap bw these schools and others may only be wider in
the future.
As far as i know, Westlake,Westwood, lasa have been the only nationally
ranked hs in Austin for the last few decades.
Not saying they couldn't catch up, but all else equal (all schools are doing
their best to stay ahead, no major scandals, etc.), it won't be easy.
It's the same reason why harvards of the world will continue to do well.

我个人还是挺看好Steiner的学校的。看看steiner 的居民，有相当一部分是律师，医
生，及管理层。不是一般的红脖。人员素质好。steiner的engineer 比例比westwood
低，现在eanes 的一些区也搬去很多高薪的IT engineers（老中，老印）. Steiner环
境好，房价高（税收多），人素质好。有钱招来好的校长，同时家长重视，学校不会差。
如果小朋友才上小学，Steiner是很值得考虑的。

而且里面有湖，湖的位置非常利于蓄财

更实在、更好，那时的房子stud 和joist用的都是实木，现在的stud用的是一段段短木
头拼起来的finger jointed 2x4，joist现在都用glue lam，去造房工地看看就明白了

发帖数: 1639 | 61 除非你在steiner ranch工作，或者在lakeway工作，可以考虑买。要是在austin工作，
你会体验到一周5天每天上下班不日不堵的盛况。
austin在colorado river上桥太少是个大问题。steiner ranch，riverplace，还有
city park往上都必须最终跑到2222上才能出去，往里都是dead end，不得不说，这是
非常二逼的设计。如果这几个地方都各搞一座桥，完全可以直通360。另外，其实lago
vista离620的直线距离也很近，就是差座跨colorado river的桥，结果要绕道北边的
anderson mill或者从南边的spring什么更鸟不生蛋的地方绕回austin。
交通是austin的一个老大难问题，而且越来越恶化。人口越来越多，但是交通还是个中
等城市的架构。总之austin越来越不适合居住了。
另外，吐槽一下风水。风水说是纯扯蛋。都是受过科学训练的人，别搞得跟老唐人街中
餐馆的偷渡客一个素质。即便有时候风水测算的结论有正确之处，用更科学的比如用
machine learning/data mining的系统性的方法一定能得出更可靠的结论。偶尔正确的
结论不是检验科学性的标准；稳定地给出可信的结论，并且知道其缺陷即在什么条件下
得到的结论不可靠的方法，才是科学的方法。 |
