亏了一大堆钱,IRS还不让抵税:

the property, you may have huge paper investment gain.
stock gain is in schedule D, rental loss is another tax form.

I mean,the loss is deferred and if I never take the
loss, where does the paper gain come from? Did you
mean even if I can't take the loss, this loss will
affect my property's cost basis?

I only have one rental and it is really a stretch. Maybe I shall snatch up
more properties? Or get a Realtor's license?

professional in order to get $25,000 rental loss. Go check the details for
the qualification for the rental loss on the IRS website. Your only issue
should be MAGI, Modified Adjusted Gross Income.
If you pass MAGI test, usually taking $25,000 loss deduction is not a
problem.
A right tax strategy should help your tax saving from the verty beginning
for your rental activity. You may amend your prior tax returns after check/
review with your CPA and figure out how to do it.
If you fail the test, you may need to consider to have a income allocation
plan legally. It should not be difficult as NOL carryback which usually
offsets material tax liabilities for taxpayers. Good luck to you.

Modified Adjusted Gross Income Sub-Issue
The full $25,000 allowance is available for taxpayers whose MAGI is less
than $100,000. For every $2 a taxpayer’s MAGI exceeds $100,000, the
allowance is reduced by $1.
Example: If MAGI = $110,000, the $25,000 allowance is reduced by $5,000 to
a $20,000 maximum allowance. Once MAGI exceeds $150,000, the special
allowance is no longer available.
Exception: commercial revitalization deduction.

later). Active participation is a less stringent standard than material
participation. For example, you may be treated as actively participating if
you make management decisions in a significant and bona fide sense.
Management decisions that count as active participation include approving
new tenants, deciding on rental terms, approving expenditures, and similar
decisions.

Every landlord (with good tax planning in play)
100K- 150K MAGI should never be a problem with tax strategy in the beginning.
Active participation is not a problem, either.
Again, it's all about how you do it in a right direction before you start it.

How does it lower taxpayer's MAGI on paper so taxpayer could take
deduction on loss?
