g***l 发帖数: 18555 | 4 HEATING BILL一个月曾经到过600,将来可能会更贵吧,你不INCLUDE HEATING很难租出去,RENT当然是要INCOME缴税的,自己住的租出一间,IRS抓不住,买几个房子租出去肯定是要TAX的。问题是有些佃户马桶堵了都要你去捣大便的,不要以为出租房子那么简单,有人失业了你也不能把他们赶出去,房子修补这些事烦得很,中国人做地主老财梦的很多,其实不就是给人干擦屁股的事么,真想要出租房,还是要去大城市,人多租房的多,明尼苏达这种地方,房子租不出去怎么办,也得RUN HEATING吧,否则冬天把水管都冻爆了。 |

Since I buy all the rentals in the better area, the return is lower but very
easy to rent it out(Much better renters). Very few problems.

You can depreciate your rental for 27.5 years. So basically, first 4% is tax
free. So the real before tax return is much higher.

material). My time involvement every month is minimal.

Waiting the bank released all their foreclosure. If not for the foreclosure
bank yet to release, the market will go up 15%-20%.
There is absolutely no inventories in the market right now.

comes from working by yourself instead of hiring somebody.
But, renting is good in the sense that you can depreciate the property and
get deductions, provided that you are not going to sell the houses.
In general, it is still a fair business. But depend on your plan for the
future. |
