发帖数: 34 | 6 You need to check if your lot able to build, some cities has different
requirements. You can not build your house if your lot is located at
sensitive areas. The best thing for you to do is to hire an engineer to see
if your lot is feasible to build, architect and builder can not answer all
your questions. They need to hire an engineer to chech if your lot able to
build or not too. There are long process to get permit to build your house.
It involves water,sewer, drainage, etc. Email me, I can take care it.

house on the lot,i am planning subdivide lot and addtion 2000 sqf to
original house first.

发帖数: 577 | 8 其实没那么烦，能不能sub-division或者建新房，直接去city问一下就行了。在
bellevue，申请建新房的permit最快要8周，也可能半年。主要取决于你的plan是否合
乎code，这里面琐碎的东西太多，除非你就是干这个的，否则还是找builder做省心。
俺家的custom home从申请permit到建成用了1年。 |

发帖数: 34 | 9 I am an engineer with team includes architect, contractor,etc. You need
surveyor too if you need to subdivision your lot. Don't hire architect and
builder first, they need to subcontract all engineering works to somebody
else, which will jack up your prices. All works are needed to submit geotech
and drainage reports, etc in these days. If you are serious, we can sent
somebody to your job site to discuss/ advice you for free first time.
