from an appliance breakdown to a leaking roof. This is prime territory for a
conflict between seller and buyer.
If there is any conflict during the rent-back period, there is a risk that
the very sale could be jeopardized.
You realize that your Mortgage, Insurance and Taxes will start the day the
Escrow Closes? Will the rent cover all that?
The biggest risk is that the seller/renter may take longer than anticipated
to find a new home, or their deal on a purchase may not close. If they have
to stay past the contractual lease period, you could either be merely

deposit。你的agent 也要跟得紧一点,特别是最后30天的时候,要问listing agent
卖方是否已经进入了他们的买房合同?如果是去租apartment, 提前30天也应该去签合
同了,right?如果是move out state / country,机票, 搬家公司有没有预订啊?最
后一个星期的时候, 问卖家有没有预订 utility turn off 啊?凡此种种都可以窥出
卖家是否有诚意按时搬出。他们搬走后, 房子如有重大损坏,可以从押金里扣除, 或
者告卖家。 由于大部分情况下卖家是去买他们下一个房子, 很怕你去告他们的。否则
他们的credit 受影响,就贷不到款了。
为什么卖家不会要求rent back 3个月呢?那是因为你的lender 只容许rent back 2个
月,否则就要按投资房做loan了,利息要高,首付要多,你就要跳了。卖家也懂的,
不会ask more。
当然,小的一些损坏,房子打扫得不够干净,这个你是要做好准备的。
