3天notice
* Failed to pay the rent.
* Violated any provision of the lease or rental agreement.
* Materially damaged the rental property ("committed waste").
* Substantially interfered with other tenants ("committed a nuisance").
* Committed domestic violence or sexual assault against, or stalked
another tenant or subtenant on the premises.277
* Used the rental property for an unlawful purpose.278
* Engaged in drug dealing, unlawfully used, cultivated, imported, or
manufactured illegal drugs.
* Unlawful conduct involving weapons or ammunition.279
如果到了notice上时间还没有搬，或者没有交齐房租，必须到法庭起诉租户unlawful
detainer。这个是相对快速处理的，如果理由充分的话，开庭的时候如果法庭判决房主
胜诉，就让sheriff把租户的所有财产全部扔出去，然后你才能拿回房子。加州对租户
的保护就是给一个上法庭的机会申述吧。如果你有证据，比如对方没有交房租，是会胜
诉的。
